Interior designer at Banyan Tree Signatures Pavilion

Keys to Banyan Tree Signatures, and a suite that feels like yours.

A suite in a tower shared with a hotel arrives polished, and a little impersonal. We add the part only you can supply: the reading chair, the lamp you switch on first, your pictures and a rug with some history, each easy to take when you leave. Nothing drilled or rebuilt. Simply a suite that is recognisably yours.

01Making it feel like home

Making Banyan Tree Signatures feel like home: suites and styling

In a Banyan Tree Signatures suite, styling works with the polished shell that’s already there, adding the furniture, light, textiles and art that make it personal, with nothing structural touched.

The known layouts are below.

The tower fronts Jalan Conlay in the Golden Triangle, with a bridge across to the Bukit Bintang malls, and its floors are shared between private residences, serviced residences and hotel suites. Hotel neighbours bring a concierge and a certain polish. They also mean a home can go on looking like a suite unless someone gives it a personality.

Pavilion Group completed it in 2015. StarProperty counts seven unit types, one bedroom up to three plus one; EdgeProp records sizes from 1,076 to 2,195 sq ft. These are well-planned, mid-sized homes rather than sprawling ones.

  • 1,076 sq ftThe standard suite, listed as one bedroom plus one with two bathrooms
  • About 1,786 sq ftThree bedrooms, three bathrooms, per a sale listing
  • 2,195 sq ftThe largest type: three bedrooms, three bathrooms

The 2,195 sq ft type is from an EdgeProp report; the other two from listings, so use them as a guide. We measure every suite we take on.

The kitchen island, and what came with the suite

EdgeProp’s reports describe partly furnished suites with air-conditioning, hob and hood, water heaters, built-in wardrobes and, in the bigger types, a kitchen island. Many have since been fully furnished for letting.

We divide the contents into three. Fitted items stay and steer the plan: wardrobe positions decide the bed, and the island sets the line for the dining table and stools. Furniture belonging to someone else stays, moves rooms or goes back. What you’ve brought takes the prominent spots.

Where the kitchen opens onto the living area, it’s part of what we style. Stools, a bowl on the counter and what’s left out on display count as much as the sofa does.

02Styling a home

Styling a rented Banyan Tree Signatures home

Renting a Banyan Tree Signatures suite, you’re free to change what stands loose: furniture, rugs, lamps, curtains and artwork.

Holes in the walls, fitted joinery or hacking need the owner’s written consent, then the building’s approval.

A suite furnished for letting

Most suites here are let furnished, handsomely and a touch anonymously. We list what’s there with you and agree, piece by piece, what stays, moves or returns; a good sofa can stay and simply be dressed differently.

We work with the existing furniture before buying more. New cushions, a rug and a couple of lamps can make a hotel-smart room feel lived in.

What the lease allows

Changing freestanding furniture is generally fine. Hooks, curtain rods and shelves leave marks, so they need the owner’s agreement; joinery, wiring or plumbing need it in writing, and then management.

If you can’t drill, lean art on a console, light with table and floor lamps, and work with the curtain tracks already fitted.

Moving in quickly

In a furnished suite you can stay from the first night while we work around you: bedroom first, living room next, the slow deliveries ordered in week one.

Buying things that travel

Whatever you buy loose leaves with you; what came with the suite stays. So the budget goes mostly on rugs, lighting, art and bedlinen, which move easily and change a room most. Bespoke joinery we avoid for tenants.

Owners between tenancies

If you own a suite here and let it, restyling needs no works: keep what still looks good, replace what doesn’t, finish each room. Suites that need renovating are covered under Furnishing to let.

03How does styling work?

Styling at Banyan Tree Signatures, from first call to install day

One stylist sees your Banyan Tree Signatures suite through from the opening call to the finished room.

We plan, you choose the purchases, and we arrange it all once delivered.

Styling on site is one to two weeks. New furniture typically arrives in four to twelve weeks, hence ordering the slowest pieces first.

Deliveries in a tower shared with hotel suites are booked through management and the concierge. We confirm the time slot and the lift before scheduling anything bulky, so the van and the lift coincide.

  1. The opening call Free
Who’s staying, what’s in transit, what the suite came with, and when you’d like it finished.
  2. Our visit RM200, deducted if you go ahead with us
Every room measured, the kitchen and +1 room studied, and the existing pieces sorted keep, move or return.
  3. Fee on paper, then a plan per room
Rooms and styling fee are set out in writing, then each room gets a layout and a buying list, long lead times first.
  4. Purchases
You buy from the list, or the Procurement Concierge takes it on; we keep track of each delivery.
  5. Finishing day
When it’s all arrived, your stylist arranges the furniture, hangs the pictures, places the lamps and makes the bed.

A landlord’s inventory, a concierge’s delivery schedule and your own diary: we keep them lined up, and you can ask for an update whenever you want.

Interior styling The full process

04How much does styling cost?

What styling costs at Banyan Tree Signatures

At Banyan Tree Signatures Pavilion, styling is an estimated RM4,350–6,065 for the 1+1 suite and RM7,780–11,210 for a three-bedroom.

We charge RM1,715 per room and RM2,635 for the open-plan living and dining, agreed on paper before work starts.

The base figure covers the bedrooms with the living and dining. The higher figure adds rooms: one in suites below 1,200 sq ft, such as the +1 room as a study, and two in the larger types, such as a study and a dressing room. Every room is charged, regardless of its size.

Three bedrooms 1,786–2,195 sq ftThree bedrooms, living and diningRM7,780RM11,210

Adding up: RM1,715 + RM2,635 = RM4,350, or RM6,065 with the +1 room. Three bedrooms: 3 × RM1,715 + RM2,635 = RM7,780, RM11,210 with two more rooms.

October 2026 estimates, not a quote. Furniture and decorative pieces are bought separately, from a list set to your budget.

The styling fee covers

A first conversation in person or by video with your photos and plan; a visit to measure and record what the suite already holds, which we reuse first; a layout and buying list per room for furniture, art placement, lighting, textiles and accessories; and an on-site day to style everything once it has been delivered.

If you’d rather not deal with orders, the Procurement Concierge buys, keeps the paperwork and books the deliveries.

Interior styling

05Want more than styling?

Want more than styling at Banyan Tree Signatures?

For most Banyan Tree Signatures suites, furniture and light are enough.

Occasionally the sofa is fine, but storage or a bathroom doesn’t suit a longer stay.

Wardrobes without the right fittings, a +1 room that doesn’t quite work as a study, a bathroom you’d plan differently: those are beyond styling, and where interior design comes in.

We help you decide what to keep, what to change and what deserves proper investment, from one room to the whole suite.

Styling personalises the suite you have; interior design alters it.

06What does interior design cover?

Interior design at Banyan Tree Signatures, for a longer stay

Banyan Tree Signatures’ suites are young, completed in 2015, and seldom need rebuilding.

What a longer stay may want is joinery drawn to the inch, because compact plans make every cupboard count, and a kitchen set up for cooking every day.

When styling has done what it can, we’ll plan the next steps with you.

Perhaps wardrobes that use their full height, a desk in the +1 room that closes away, or a bathroom you’d look forward to. It can be staged one room at a time, in your order of priority.

What a Banyan Tree Signatures renovation usually covers

  • KeepPlan, servicesA young tower; walls, wiring and plumbing rarely need moving
  • AdaptWardrobesBuilt in from handover; new doors, lighting and fittings are often enough
  • Renew+1 room, bathsThe spaces that decide whether a compact suite suits a long stay
  • CheckKitchen, ceilingsIslands are described in some suites; we confirm yours and measure ceiling heights

Your purchase or tenancy agreement says what the suite came with; we compare it with the rooms.

Renovation rules at Banyan Tree Signatures

In 2019 EdgeProp reported that Banyan Tree Hotels & Resorts managed the development. A tower shared with hotel suites is likely to keep close control of noise, hours and contractor access. The rules aren’t published, so before quoting we request management’s current version, with the deposit, hours and forms.

We haven’t designed a Banyan Tree Signatures suite yet; on the first call we’ll share homes we’ve designed elsewhere in Kuala Lumpur.

Before any works at Banyan Tree Signatures

Sign-offs follow a sequence: a tenant needs the owner’s written consent; management then approves in writing under its rules; and if the job requires one, the contractor secures the authorities’ permit.

Moving pipes, taking down a wall or structural changes usually need the full set, so we discuss them at the outset. Styling that doesn’t drill needs no approval.

Banyan Tree Signatures design fees

07How much does interior design cost?

What interior design costs at Banyan Tree Signatures

We estimate our design fee at Banyan Tree Signatures Pavilion at RM16,180–23,310 for a three-bedroom suite and RM9,050–16,180 for the 1+1.

It is for the design service, agreed in writing first, and separate from renovation and furniture costs.

Each room we design
RM3,565
Living and dining
RM5,485

Design fee only. Renovation and furniture are a separate budget, set out below.

A typical brief here counts each bedroom at RM3,565 and the open-plan living, dining and kitchen together at RM5,485. Three bedrooms: 3 × RM3,565 + RM5,485 = RM16,180. The 1+1: RM3,565 + RM5,485 = RM9,050. Two more rooms, such as a bathroom and the +1 room or a study, give RM23,310 and RM16,180.

With a design commission, the Procurement Concierge is included, and rooms that only need styling cost half the styling rate.

Our design fee, estimated

3 bedrooms at RM3,565 each, with the open-plan living, dining and kitchen at RM5,485. Foyer, yard and service areas aren’t charged.

BespokeRM373,000 to RM784,000

For each level, the lower number covers essentials; the higher number allows extras such as a feature wall, LED strips or a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

The kitchen is counted within the open-plan living and dining, as it is where an island faces the room. If yours is enclosed, it becomes a separate room and adds RM3,565; we confirm on the visit. The fee is paid in stages, and a more expensive finish raises the contractor’s price, not ours.

For the 2,195 sq ft three-bedroom, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) is roughly RM203k–362k.

Estimates at October 2026; not a quotation.

The basis of the renovation ranges

Priced as a lived-in resale suite with new floors. No bathroom is redone in the lower figure; add those you’d change in the calculator.

Included are wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood; keep the existing ones and they come off. Vanities are excluded.

Furnishing to let?

Readying a Banyan Tree Signatures suite for its next tenant? Furniture alone means styling. If works are needed as well, our Essential level, furnished from Ikea, SSF Home or Harvey Norman, is quick to put in and resilient to turnover. Our design fee is the same at every level.

FAQ

Styling and interior design questions at Banyan Tree Signatures

How do you style a Banyan Tree Signatures suite that came furnished?

We keep the fitted pieces, sort the loose furniture into stay, move or return, and add the missing layer: a rug, lamps, textiles, art. A polished, furnished suite usually needs personality more than new furniture.

Can I style a rented Banyan Tree Signatures suite without the landlord’s permission?

Loose items, yes: sofas, rugs, lamps, curtains on existing tracks, art on a console. Anything drilled, fitted or hacked needs the owner’s written consent and then the building’s approval. We go through the lease clause with you first.

How much does interior styling cost at Banyan Tree Signatures?

Around RM4,350–6,065 for the 1+1 suite and RM7,780–11,210 for a three-bedroom. Each bedroom is RM1,715 and the living and dining RM2,635; the higher figure adds one room in the 1+1 and two in the three-bedroom. Furniture is separate, and the fee is agreed in writing first.

What does interior styling include at Banyan Tree Signatures?

An opening call, a measuring visit, a layout and buying list for each chosen room, and a styling day once deliveries are in. It can be one room or the whole suite, bought by you or by our Procurement Concierge.

How long does it take to style a Banyan Tree Signatures suite?

One to two weeks on site after delivery, with four to twelve weeks for new furniture. In a furnished suite you can live there throughout, and we can start by video with your floor plan before you arrive.

Can the furniture from a Banyan Tree Signatures suite come with me when I move?

What you buy loose goes with you; what came with the suite stays. That’s why we put most of the budget into rugs, lighting, art and bedlinen, which travel well.

What are the layouts at Banyan Tree Signatures Pavilion?

StarProperty lists seven types, from one bedroom to three plus one, and EdgeProp gives sizes from 1,076 to 2,195 sq ft. The standard 1,076 sq ft suite is listed as one bedroom plus one; the largest, 2,195 sq ft, has three bedrooms and three bathrooms.

Do I need interior design or styling for my Banyan Tree Signatures suite?

Styling if the suite works and needs to feel like yours. Interior design if you want different wardrobes, a reworked +1 room or a new bathroom. You can start with one and add the other later.

How much does interior design cost at Banyan Tree Signatures?

About RM16,180–23,310 for a three-bedroom suite and RM9,050–16,180 for the 1+1, agreed in writing. That covers the bedrooms and the open-plan living, dining and kitchen, with two extra rooms in the upper figure. Renovation and furniture are on top: roughly RM187k–346k at Curated (Commune, Cellini, Poet Living) for the 2,195 sq ft type.

Does Banyan Tree Signatures have renovation rules?

Yes, though they aren’t published. Works are approved by the building’s management, and in a tower shared with hotel suites you can expect careful limits on noise and access. We obtain the current rules, with deposit, hours and forms, before quoting; tenants need the owner’s written consent first.

What interior design services do you offer at Banyan Tree Signatures?

Styling of rented and owned suites, room by room, and design of wardrobes, bathrooms and joinery for longer stays. We draw the plans, compare contractor quotes with you and oversee the site; contractors build. Styling and the Procurement Concierge can be booked separately, and Virtual Design covers homes outside Kuala Lumpur and Selangor.
