Thirteen years on, what does a Quadro home need?
One freehold tower, 36 storeys high, with seven homes on most floors and lifts that open into each home’s own lobby. Homes here are generous for the city centre, and thirteen years on, many are ready for a proper renovation.
We are Sundays in Bed, a Kuala Lumpur studio that designs homes and manages their renovations. We price by the room and put the fee in writing before work begins.
Quadro Residences is one freehold tower of 36 storeys and 245 homes on Persiaran KLCC, off Jalan Kia Peng, four minutes’ walk from Conlay MRT. Monoland completed it in 2013.
Quadro Residences units range from 1,426 to 2,343 sq ft built-up; every one has three bedrooms or more.

Monoland’s brochure plan of the 1,804 sq ft 3+1 shows how much was packed in: an island in a dry kitchen that looks onto the dining table, a closed wet kitchen behind, a powder room by the foyer, and four further bathrooms.
Since then, many Quadro homes have been let furnished. So a brief here usually starts with an honest survey of what’s still sound and what’s merely tired.
The plan itself rarely needs rethinking. The wear on cabinets, grout, wardrobes and water heaters usually does.
Which matters more in a Quadro 3+1: the island, the lift lobby or the utility room?
How your household will use two kitchens, five washrooms and a lobby nobody else walks through, long before colour or fabric. Five things shape a Quadro brief.
An entrance before the door. The lifts deliver you into a lobby belonging to your home alone, so visitors meet it before the front door opens. A mirror, a console, shoe storage and soft light suit it. We ask management what may be mounted there.
Island in front, wok at the back. Guests see the dry kitchen’s island from the dining table; the wet kitchen hides behind a door, next to the air-conditioner ledge. Frying and steaming stay out of sight, and the island earns stools you’ll use.
Which way you face. Homes here face different sides of the tower; the sixteen duplexes all face south. A west-facing living room takes the afternoon sun, so sheers, blinds and fade-resistant fabrics come before any sofa.
The small room by the entrance. Next to the foyer sits a utility room with its own shower and WC. If a helper lives in, it stays as drawn; if not, it can be a store, laundry or, air-conditioned, a little study.
Keep the bones. The master bathroom’s freestanding tub, twin basins and walk-through dressing area are well planned. Moving pipes in a 2013 tower costs more than it gives back, so we keep the layouts and change surfaces, lighting and fittings.
What would designing and furnishing a Quadro Residences 3+1 or 4+1 cost?
Room count sets it. Our design fee for a Quadro 3+1 of 1,804 sq ft is estimated at RM34,005–41,135; for the 2,343 sq ft 4+1, RM41,135–48,265. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM306k–497k in all.
Spend where it matters. Skip what doesn’t. Here the money is best spent on both kitchens, the master bath and the wardrobes; the powder room seldom needs more than new fittings. Pick your layout, then switch on just the rooms we should design.
3 bedrooms, 3 bathrooms and the dry and wet kitchens: 8 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is a typical Quadro scope: living and dining, both kitchens, every bedroom and the main bathrooms, with the powder room and utility shower left as they are. The higher figure allows two more rooms, perhaps one of those, or a study made from the utility room.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Quadro’s keys were handed over in 2013 and many homes have changed hands since, so each row prices a resale home. Few households need every washroom redone, so each row leaves out the smaller ones, usually the powder room and the utility shower.
The 3+1 and study row counts its additional room as a study. Sizes and room counts come from the developer’s 3+1 plan and from listings, and the duplex is assumed to have both kitchens. Your own layout we check in person.
The ranges include new wardrobes, new cabinets in both kitchens, a hob, a hood and air-conditioning. If a previous owner replaced these well and you keep them, your figure drops. All of this is an October 2026 guide; only contractors’ quotes are prices.
Furnishing to let? Furnished Quadro homes are advertised at RM5,500–16,500 a month. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Our fee is counted in rooms. RM3,565 for each bedroom, bathroom or study we take on, and RM5,485 for the living and dining as one. A Quadro 3+1 has more bathrooms than most families need redone; any you’re happy with aren’t counted.
You’ll see that sum on paper before we draw a line, and settle it in stages. Because it isn’t a cut of the works, a pricier stone for the island moves your build budget, never our fee.
Start from your number. A light refresh between tenants and a full renovation before you move back in are very different sums. Tell us which you mean and what you can spend; we design within it, and flag early anything that won’t fit.
How does a renovation run when the lifts open straight into your home?
One designer looks after your Quadro home from the opening phone call to the final styled shelf. We design and manage; the building work goes to licensed contractors you pick, once we’ve collected their quotes and gone through them line by line together.

Seven homes share most floors, so drilling reaches only a few neighbours, but it does reach them. We tell management in advance, hold loud work to permitted hours, and complete wiring and pipework before any ceiling is closed up. The full process
DBKL, then Quadro’s management. Renovation permits in Kuala Lumpur are DBKL’s, and your licensed contractor normally files the application. Separately, Quadro’s management has to approve the works before anyone starts.
Neither the renovation deposit, contractor hours nor lift-booking procedure is published for Quadro. We get the latest terms from the office in writing and build the programme on them. If a tenant is still in, visits and works are timed around their lease.
Will my home end up looking like a furnished rental?
It shouldn’t. Many Quadro homes were fitted out to let, in a style chosen to please anyone. Yours should please the people who will actually live there.
So we start with your weeks rather than a mood board: who cooks; who works at home; whether a parent comes to stay; which pieces you’d never part with. A pleasant rental is easy to make. A home that’s plainly yours takes more listening.

Read from the developer’s plan of the 1,804 sq ft 3+1. Quadro’s handover specification isn’t published, and many homes have been altered since 2013; we look at yours in person.
What KLCC renovations have cost, a few doors away
No Quadro home has been designed by us yet. The closest published renovation record is Park Seven, further along Persiaran KLCC: roughly 3,000 sq ft, RM450,000, which works out at RM150 per sq ft.
Eighteen published KLCC records put the median at RM158 per sq ft. Applied to an 1,804 sq ft Quadro 3+1, that gives about RM285,000, inside the Curated range above.

Quadro Residences questions, answered
My Quadro unit is tenanted. Can we start before the lease ends?
Yes, and it saves time. With your tenant’s agreement we measure now, then finish the design and collect contractors’ prices while they’re still living there. Works begin soon after they leave, so the home isn’t standing empty for months between tenants and builders.
Can the dry kitchen island stay if both kitchens are redone?
Usually, yes. The island stands in the open dry kitchen, while cooking that needs a strong hood happens behind the wet-kitchen door. Owners often keep its position, change the top, fronts and lighting, and spend more where the real cooking is done.
Could the utility room become something else?
Yes. It has its own shower and WC, with the yard alongside. Keep it for a helper, or make it a store, a laundry or, once air-conditioned, a small study. Should you want it designed, that’s one more room added to our fee.
Is a Quadro duplex more expensive to design?
Our fee is estimated per room, not per floor, so the stair adds nothing. For one of the sixteen 1,591 sq ft duplexes, it’s RM30,440–37,570. The three bedrooms sit upstairs, and the upper floor has its own entrance through a utility room, so we plan lighting and storage for both levels.
Whose permission do I need to renovate at Quadro?
DBKL’s and the management’s. Your licensed contractor normally applies to DBKL for the permit; Quadro’s management approves the works and sets the deposit, permitted hours and lift bookings. Those terms aren’t published, so we obtain the current version before fixing any dates.
How many weeks will the works take?
That follows the scope. Published KLCC records range from four to twenty weeks on site. Refreshing a let Quadro 3+1 sits near the shorter end; refitting both kitchens and several bathrooms, nearer the longer. A schedule arrives with the drawings, before any contractor begins.
