The private lift opens at 11 Mont Kiara, onto a home that’s yours.

Only two homes share each floor at MK11, and the lift opens straight into yours. We fill those big, breezy rooms with furniture, lamps, rugs and art that suit the household moving in, and nothing needs drilling or rebuilding to get there.

Two leather sling chairs on dark timber frames, a small side table with books, a long low cabinet with a stone vase of berry branches, a large abstract print above and the corner of a travertine table

A pair of leather chairs, one long cabinet, one big print. In a generous room, fewer pieces with more presence tend to look settled sooner.

01Making it feel like home

Making 11 Mont Kiara feel like home: floor plans and styling

At 11 Mont Kiara, styling starts in the private lift lobby and works inwards, fitting furniture and art to large, cross-ventilated rooms.

These are the plans we work from.

Most people simply say MK11. Sunrise put up its five towers on Jalan Kiara 1 and finished them in 2011, two homes per floor, each served by private lifts. The plans were shaped around the prevailing wind so that air crosses each home, and StarProperty records it as the first Malaysian residential project certified under Singapore’s Green Mark scheme.

  • 2,707 sq ftType A: 3+1 with four bathrooms
  • 3,169 sq ftType A1
  • 3,317 sq ftType B
  • 3,729 sq ftType C
  • To 6,725 sq ftSuper-deluxe homes, junior penthouses and penthouses

Types and sizes per StarProperty and EdgeProp; every home has three or four bedrooms. We still measure yours.

Your own lobby, the +1 room and the breeze

Fifteen years on, no two MK11 homes are quite alike inside, so we never assume what yours came with. We list it during the visit and decide with you what stays, what changes rooms and what goes.

The private lift lobby is the room you come home to. A narrow console, a lamp on a timer, a mirror and a bowl for keys finish it in an afternoon, and it sets the tone for everything past the door.

Decide early what the +1 room is for: a study with a proper chair, a guest room with a sofa bed, or a dressing room and luggage store.

Because the layouts were drawn for cross-ventilation, tall bookcases and wardrobes stay off the window walls. Keeping that path clear makes the rooms feel calmer as well as cooler.

02Styling a home

Styling a rented 11 Mont Kiara home

Tenants at 11 Mont Kiara can rework everything that isn’t attached: seating, beds, rugs, lamps, curtains and pictures.

Drilled or built-in changes need the landlord’s consent in writing and the management office’s rules after that.

Working with the landlord’s furniture

We go through the home with you and give every supplied piece a label: stays, moves, or goes back. A solid dining table usually earns its place; a sofa you never relax on can be returned if the tenancy permits.

In rooms this size, the inexpensive fixes go a long way: one large rug pulling the seating together, lamps at three heights, art hung at eye level rather than near the ceiling.

Checking the tenancy first

The inventory list and alterations clause tell us what’s possible. Free-standing pieces are fine. Hooks and rails leave marks, so most landlords want to be asked. Built-in joinery, wiring or plumbing needs written consent and management approval.

If drilling is out: picture ledges, a free-standing rail in the +1 room, floor lamps instead of new ceiling points, curtains on the existing track.

School terms and shipping dates

Families moving in often work to a school start date. We plan bedrooms first so the children are settled, order the large living and dining pieces early, and leave the accessories until last. If your container is still at sea, the plan leaves room for it.

Furniture for the next move

A sofa scaled for a 3,000 sq ft living room may overwhelm the next one. We choose modular seating, rugs and lamps that adapt, and keep anything made to measure to a minimum.

Owners between tenancies

Readying an MK11 home for the next lease usually means fresh loose furniture rather than works: kitchen and wardrobes kept, rooms re-dressed for the next tenant. Homes needing repairs too are in Furnishing to let, below.

03How does styling work?

Styling at 11 Mont Kiara, from first call to install day

Your 11 Mont Kiara home has one stylist throughout, from the first call to the last cushion.

We plan, you approve each purchase, and we place everything once it’s all arrived.

Styling on site takes one to two weeks. Allow four to twelve weeks for new furniture to be delivered; that’s why the slowest orders go in first.

Before booking the big deliveries, we confirm the management office’s delivery hours and lift arrangements, and check each large piece against the lift car and doorways.

  1. The first call Free of charge
Who’s moving in, whether there’s a school date to meet, what’s shipping and what the home came with.
  2. Measuring up RM200, deducted if you proceed
All rooms measured, the +1 room and lift lobby assessed, existing furniture labelled stays, moves or goes.
  3. Written fee, room-by-room plan
Rooms and fee agreed in writing, then a placement plan and buying list per room, longest lead times first.
  4. Purchasing
Order from our list yourself, or our Procurement Concierge can buy and schedule deliveries. We track every item.
  5. Styling day
Once everything’s in, your stylist dresses each room in person: furniture set, pictures up, lamps lit, beds made.

Shipping dates, school terms and an inventory to reconcile: we keep the list current so you needn’t, and you can ask us where things stand at any point.

What you get for the styling fee

A first call, a measured visit, then for every room a plan showing where each piece goes and a buying list for furniture, lighting, textiles and art. When it’s all delivered, your stylist spends the day placing it.

Our Procurement Concierge can take ordering and deliveries off your hands.

05Want more than styling?

Want more than styling at 11 Mont Kiara?

For many MK11 homes, the right furniture is the whole job.

For others, the kitchen or bathrooms from 2011 are what’s really bothering them.

Maybe the wardrobe interiors don’t suit how you store things, or a bathroom still has its original tiles and fittings. Fixing those is interior design.

We’ll help you decide which rooms are worth the effort and which can wait, a single room or the whole floor plan.

Styling sets up the home as it is. Interior design changes the parts that need it.

06What does interior design cover?

Interior design at 11 Mont Kiara, when home needs a little more

MK11’s homes already have the hard-to-add qualities: space, private lift lobbies and plans that catch the breeze.

Fifteen years in, the original kitchens, bathrooms and wardrobe interiors are what owners usually want to rethink.

A kitchen designed around how your household cooks, wardrobes rebuilt for what you own, a bathroom you’d look forward to using: we can tackle these together or in sequence, starting where it matters most.

Renovation rules at 11 Mont Kiara

MK11’s renovation rules aren’t published online. We ask the management office for the current version, with deposit, working hours and forms, before giving you a price.

We haven’t yet designed an MK11 home; on our first call we’ll take you through projects elsewhere in Kuala Lumpur.

Before works at 11 Mont Kiara

Approvals come in sequence. If you rent, start with the landlord’s written consent. Next, management approves the works under its rules. Some works then need a Kuala Lumpur City Hall (DBKL) permit, which the contractor obtains.

Moving plumbing or removing a wall typically needs all three, so we raise it at the first meeting. Styling needs none.

07How much does interior design cost?

What interior design costs at 11 Mont Kiara

At 11 Mont Kiara, the Sundays in Bed design fee is estimated at RM19,745–26,875 for a 3+1 and RM23,310–30,440 for four bedrooms, agreed in writing first.

It’s the fee for design; renovation and furniture have their own budget.

Each room we design
RM3,565
Living and dining
RM5,485

The design fee stands apart from renovation and furniture, which are budgeted below.

For a typical MK11 brief we count each bedroom and the kitchen at RM3,565, plus RM5,485 for the open living and dining: RM19,745 for a 3+1 and RM23,310 for four bedrooms. With a bathroom redone and the +1 fitted as a study, those become RM26,875 and RM30,440.

Our Procurement Concierge is part of interior design, and rooms needing only styling are charged at half the styling rate.

Our design fee, estimated

3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Understanding the 11 Mont Kiara figures

We count the kitchen as its own room. If yours is open to the dining area, the estimate drops by RM3,565; we’ll confirm at the visit. Fees are agreed in writing and paid in stages; choosing a dearer worktop changes the contractor’s price, not ours.

Adding our fee to Curated renovation and furniture (Commune, Cellini, Poet Living) gives roughly RM216k–379k for a 2,707 sq ft Type A.

Estimates from October 2026; not a quotation.

The assumptions

Priced as a 2011 home with new floors. No bathroom redesign at the lower figure; add bathrooms in the calculator.

Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are inside each range, and come out if you keep the originals. Vanities sit outside.

FAQ

Styling and interior design questions at 11 Mont Kiara

Where do you begin styling an 11 Mont Kiara home that came furnished?

With a look round together. Each supplied piece is labelled stays, moves or goes back; built-in wardrobes and the kitchen stay as they are. New pieces fill only the gaps.

Can I style a rented MK11 home without my landlord’s say-so?

For anything free-standing, yes: furniture, rugs, lamps, curtains on the existing track, art on a ledge. Drilling or building in needs the landlord’s written consent, then management’s approval for works.

How much is styling at 11 Mont Kiara?

Estimated at RM7,780–11,210 for a 3+1 and RM9,495–12,925 for four bedrooms. That’s RM1,715 per bedroom and RM2,635 for the open living and dining, with two more rooms in the upper figure. Furniture is extra.

What does styling cover at 11 Mont Kiara?

A call, a measuring visit, a plan and buying list for each room in the brief, and a day on site when your stylist arranges it all. One bedroom or the whole home.

How long does it take to style an MK11 home?

One to two weeks on site after delivery. New furniture usually takes four to twelve weeks, so large items are ordered first. We can plan over video before you arrive.

Will my MK11 furniture suit a smaller home later?

That’s the plan: modular seating, adaptable rug sizes, lamps and art that move easily, and little made to measure. Built-in joinery stays put.

What are the floor plans at 11 Mont Kiara?

Homes range from 2,707 to 6,725 sq ft, with three or four bedrooms. Type A is a 3+1 of 2,707 sq ft with four bathrooms; Types A1, B and C are 3,169, 3,317 and 3,729 sq ft; super-deluxe homes and penthouses are larger. Two homes per floor.

Styling or interior design for my 11 Mont Kiara home?

Styling if the layout works and you want it furnished your way. Interior design if the kitchen, bathrooms or wardrobes need changing. Starting with styling and adding design later is common.

How much is interior design at 11 Mont Kiara?

Our design fee is estimated at RM19,745–26,875 for a 3+1 and RM23,310–30,440 for four bedrooms, agreed in writing. Renovation and furniture are separate: about RM196k–359k at Curated (Commune, Cellini, Poet Living) for a 2,707 sq ft 3+1.

Does 11 Mont Kiara have renovation rules?

Yes, but they aren’t online. We get the current copy from management, with deposit, hours and forms, before quoting. Tenants need landlord consent first.

What services does Sundays in Bed offer at 11 Mont Kiara?

Styling for tenants and owners, and interior design for kitchens, bathrooms and joinery. We draw the plans, weigh contractors’ quotes with you and supervise the works that contractors build. Procurement Concierge is available alone, and Virtual Design covers homes beyond Kuala Lumpur and Selangor.
