Interior designer at Ukay Bayu
High on the hill at Ukay Bayu, a home that’s yours.
Whatever came with the keys, an empty shell, half the furniture or a stranger’s taste, we’ll arrange it around your days, using pieces that can come with you later. No renovation needed. Just a home that feels like you.

Making Ukay Bayu feel like home: floor plans and styling
At Ukay Bayu, styling starts from the light and the trees and builds the furniture, lamps, rugs and art around them, without builders.
There are two plans: a 2+1 of 1,121 sq ft and a 3+1 of 3,196 sq ft.
Ukay Bayu sits at the top of the Ukay hill on Jalan Tebrau 1, with rainforest at its back. It is spread thin on purpose: 65 homes across eight blocks, two to a floor, each block with its own lift.
- 1,121 sq ftType A: two bedrooms plus one, two bathrooms
- 3,196 sq ftType B: three bedrooms plus one, three bathrooms
- PenthousesEach with a roof terrace and garden
Types as MyRumahBaru and StarProperty describe them; ground-floor homes have the garden round the block. Plans vary, so we measure yours.
Two very different plans
The 3+1 is almost three times the 2+1. In the big plan we split the living room into two settings, one for conversation and one for reading, rather than stretching a single sofa across it. In the 2+1, the job is usually editing down.
Penthouses carry a roof terrace with a garden; ground-floor homes open onto the garden around the block. We pick outdoor furniture that can take the weather and planters that won’t stain the tiles, so the outside becomes a room you use.
The +1 room is the flexible one: a study, a guest room, or somewhere for the boots and the umbrellas.
Styling a rented Ukay Bayu home
Renting at Ukay Bayu, what stands on the floor is yours to change: furniture, rugs, lamps, curtains, pictures.
Fixings, hacking or joinery need the landlord’s written consent and then management’s.
Working round the landlord’s pieces
We go through what the landlord left with you, keeping what works, moving what would suit another room, and asking for the rest to be taken back.
No drilling allowed
A freestanding rail makes the +1 room a dressing room, and art can lean along a sideboard. On a terrace or in the garden, planters and outdoor chairs need no fixings at all.
Deliveries up the hill
A failed delivery costs a morning here, so each one is confirmed the day before and the crew’s names go to security, since the estate runs on card access.
Buying for later
A sofa chosen for a 3,196 sq ft living room is unlikely to suit your next home. We favour rugs, lamps, art and a table that will, and keep bespoke pieces out of a rental.
If you own and let
Most Ukay Bayu homes can be readied for tenants with furniture alone; homes that need works too are covered in the to-let note below.
Styling at Ukay Bayu, from first call to install day
The same stylist looks after your Ukay Bayu home from the first call to the last cushion.
We draw up the rooms, you choose what to buy, and we set everything out once delivered.
Plan on one to two weeks of styling on site, after supplier lead times of four to twelve weeks for anything new; the largest pieces are ordered first.
Each block has its own lift and the estate uses card access, so delivery times are agreed with management and the crew registered with security in advance.
- Your first call FreeWho’s moving in, what the shipment holds, and whether you’re in the 2+1, the 3+1 or a penthouse.
- The site visit RM200, deducted if you go ahead with usRooms, the +1 room and any terrace or garden measured, and the existing furniture reviewed.
- Fee, then plansThe rooms and fee written down, then a layout and shopping list for each room, big pieces first.
- OrderingOrder from the list yourself, or have our Procurement Concierge buy and schedule it.
- InstallWhen everything has arrived, your stylist places the furniture, hangs art and readies the terrace if there is one.
Moving to the top of a hill brings its own logistics: security lists, lift times, a shipment. We track them so you don’t have to, and we’re a message away.
What styling costs at Ukay Bayu
Styling at Ukay Bayu comes to an estimated RM6,065–7,780 for the 2+1 and RM7,780–11,210 for the 3+1.
Bedrooms are RM1,715 each and the open living and dining RM2,635, agreed on paper before we start.
The lower figure covers bedrooms plus living and dining. The 2+1 is under 1,200 sq ft, so its upper figure adds one room, the +1 set up as a study; the 3+1’s adds two, the +1 room and a terrace or garden for example. Every room is charged at the same rate.

If you’d sooner not order, the Procurement Concierge buys, invoices and books deliveries for you.
Want more than styling at Ukay Bayu?
Sometimes, the furniture is all an Ukay Bayu home needs.
Other times, the rooms and the setting are right, but the kitchen from 2008 is not.
Wardrobes built for someone else’s clothes. A terrace that was never finished. That is where interior design begins.
We sort out with you what to keep, what to change and what is worth doing properly, one room or the whole home.
Styling furnishes the home you have; interior design changes it where it falls short.
Interior design at Ukay Bayu, when home needs a little more
Ukay Bayu’s homes are generous and quiet, backed by the trees on the hill.
Eighteen years on, some of the original kitchens, bathrooms and wardrobes may be ready for a rethink.
A kitchen opened towards the green, wardrobes sized for a family, a terrace paved and planted properly: all of it can be phased, one room at a time, in a home of 3,196 sq ft.
What an Ukay Bayu renovation usually covers
- KeepSpace, settingTwo homes a floor and low blocks among trees
- AdaptWardrobes2008 carcasses that are sound can take new doors and fittings
- RenewKitchen, bathsWhere a long stay usually starts, one room at a time
- CheckTerracesWaterproofing first, before any new planting or paving
The handover list is in your agreement; we check it against what is actually there.
Renovation rules at Ukay Bayu
Ukay Heights is in Ampang Jaya, Selangor, so permits for works come from the Ampang Jaya Municipal Council (MPAJ), not Kuala Lumpur City Hall. Within the estate, management’s rules apply; we couldn’t find them published, so we request the current copy, deposit and working hours before quoting.
We’ve yet to design an Ukay Bayu home; on the first call we take you through homes we’ve designed around the Klang Valley.
Before any works at Ukay Bayu
Permission runs in three steps: the landlord’s written consent if you rent, management’s approval, and an MPAJ permit where the work needs one, which your contractor obtains.
Shifting plumbing or taking out a wall generally needs all three, so we discuss it from the start; furniture and styling need none.
What interior design costs at Ukay Bayu
For Ukay Bayu’s 2+1 our design fee is an estimated RM16,180–23,310, and for the 3+1 RM19,745–26,875.
You pay it for the design service alone, it is confirmed on paper first, and renovation and furniture are costed separately.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
We’d usually design every bedroom and the kitchen at RM3,565 each, and the living and dining as one space at RM5,485. The 2+1: 3 × RM3,565 + RM5,485 = RM16,180. The 3+1: 4 × RM3,565 + RM5,485 = RM19,745. Fit out the +1 room as a study and rework a bathroom, and those rise to RM23,310 and RM26,875.
The Procurement Concierge is included whenever you choose interior design, and rooms that just want furnishing are styled at half price.
2 bedrooms and the kitchen: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
About the Ukay Bayu estimates
A kitchen with its own door is counted as a room. If yours opens to the dining area, deduct RM3,565; we confirm it on site.
Our fee plus Curated renovation and furniture (Commune, Cellini, Poet Living) puts the 1,121 sq ft 2+1 at about RM185k–309k. Grander materials change the builder’s quote, never the design fee.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 2+1 1,121 sq ft | RM16,180–23,310 | RM169k–293k | RM337k–664k |
| 3+1 3,196 sq ft | RM19,745–26,875 | RM197k–380k | RM388k–845k |
Curated draws on Commune, Cellini and Poet Living for furniture; Bespoke on Space Furniture, BoConcept and Molteni&C. Our fee is not in either figure.
October 2026 estimates; we quote properly after the visit.
Assumptions behind the Ukay Bayu ranges
Priced as a 2008 home that gets new floors. Bathrooms join the figure only when you add them in the calculator.
The ranges include wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood; good originals you keep come off. Vanities are priced outside them.
Furnishing to let?
Turning an Ukay Bayu home round for new tenants? Furniture only is styling. Works as well? Essential, with Ikea, SSF Home or Harvey Norman furniture, goes in quickly and lasts through tenancies, and the design fee doesn’t change.
