Twenty-one homes in one white block where Jalan Ara meets Jalan Bukit Pantai. We furnish and style them, rented or owned, with pieces in proportion to the rooms and to how your days run. No renovation, simply a home that reads as yours.

Tuscany floor plans in Bukit Bandaraya, and how we style them
Tuscany’s typical homes are three-bedrooms of 992 to 1,200 sq ft with two bathrooms; the penthouses on top are 2,088 or 2,500 sq ft with four bedrooms, two smaller rooms and four bathrooms.
Styling leaves all of that in place and works with furniture, light and fabric.
With only 21 homes, Tuscany is a very small condominium, even by Bangsar’s standards. StarProperty describes a single white block of four storeys with Roman-inspired colonnades, columns and arches, set where Jalan Ara meets Jalan Bukit Pantai, with Sri Wangsaria and Lucky Garden for neighbours. The building fills almost its whole plot, with an indoor pool inside rather than a garden around it.
- 992–1,200 sq ftThree bedrooms and two bathrooms, the typical homes
- 2,088 sq ftPenthouse: four bedrooms, two smaller rooms, four bathrooms
- 2,500 sq ftThe larger penthouse, with the same room count
From StarProperty’s profile and MyRumahBaru’s unit list. MyRumahBaru also shows a few other sizes; if yours is one, we count its rooms on the visit.
Arches outside, and what to do with them inside
A classical facade invites a themed interior, and we gently steer away from one. Terracotta and wrought iron indoors would repeat the outside rather than live with it. Plain linen, warm timber, stone-coloured walls and one or two pieces with a curve in them sit well behind the colonnades without turning the home into a set.
In a three-bedroom of about 1,000 sq ft, the living and dining share one room, so the sofa decides the plan. A slimmer sofa with a low back, a round table and a single large rug keep it calm; a pair of lamps does the rest after dark.
The penthouses’ two smaller rooms deserve a job each: a study, a helper’s room, a dressing room or a store for luggage and bicycles. We settle that first, then furnish the bedrooms.
Furnishing a Tuscany home you rent, without works
If you rent at Tuscany, everything freestanding is yours to choose and place.
Fixing anything to a wall needs the landlord’s agreement, and built-ins, wiring or plumbing need it in writing, followed by management’s approval.
A small building, and a quiet move-in
With 21 homes, a move at Tuscany is noticed. We book deliveries with management in advance, protect the lift and the lobby floor, and keep the install to one or two days, so neighbours hardly see it.
What you can change, and what to ask about
Sofas, beds, tables, rugs, lamps and art: change them freely. Curtain tracks, mirrors and shelves need holes, so we send the landlord a photo of each spot first. Built-ins and anything electrical wait for written consent.
Working around a landlord’s pieces
If the lease comes furnished, we keep what suits the rooms, recover or rearrange what can be saved, and ask for the rest to be collected. Nothing new arrives until the room is clear.
Furniture for this home and the next
We choose pieces sized for Tuscany’s rooms that would still fit a different plan: a three-seat sofa rather than an L, an extending table, a bed that comes apart for moving. When you move on, they come with you.
Owners between tenants
If you own a Tuscany home and let it, styling refreshes it for the next tenants without works. Where works are needed as well, see Furnishing to let, further down.
Styling a Tuscany home, step by step
One stylist takes your Tuscany home from the first call to the last cushion: we plan and list, you choose, we arrange the deliveries and set every room up.
Allow four to twelve weeks for new furniture to arrive, and one to two weeks after that to set up the rooms. If there is a date you need to be in by, the bedroom comes first.
In a four-storey building, the lift and the route in from the car park decide what can be delivered. We measure the lift car, the lobby turn and the corridor to your door before anything long or heavy is ordered, and plan deliveries to avoid the times residents use the lift most.
- The first call FreeYour plan, who lives with you, what came with the home and the date you need it ready.
- A visit with a tape measure RM200, deducted if you go ahead with usRooms, lift and corridor measured; any landlord’s pieces sorted into keep, move or return.
- Fee in writing, then the plansWe agree the rooms and the fee on paper, then send a layout and shopping list for each room.
- OrdersYou order from the list; we keep track of each delivery and book it with management.
- The installYour stylist places the furniture, hangs the art and curtains, and lights the lamps.
A small building, a landlord to keep informed and deliveries from several shops: we hold it all in one place, and you can ask where anything is at any time.
What styling costs at Tuscany, Bukit Bandaraya
We estimate RM7,780–9,495 to style one of Tuscany’s three-bedrooms and RM9,495–12,925 for a penthouse, at RM1,715 a room and RM2,635 for the open-plan living and dining.
You agree the fee in writing before we start.
The lower figure covers the bedrooms with the living and dining. The three-bedrooms are 1,200 sq ft or less, so their upper figure adds one room, often the balcony. The penthouses add two, which are usually their two smaller rooms. Every room is the same rate, whatever its size.

|---|---|---|---|
| 3 bedrooms 992–1,200 sq ft | Three bedrooms, living and dining | RM7,780 | RM9,495 |

October 2026 estimates rather than a quote. Furniture is a separate budget, chosen from a shortlist we make for you.
What styling includes at Tuscany
A call, a measuring visit, a layout and shopping list for each room, and an install day. At Tuscany we also check how morning and afternoon light falls into each room before choosing curtain weights and colours.
Want more than styling at Tuscany?
New furniture can make a Tuscany home feel settled.
It can’t change a kitchen from 2008, or bathrooms that have done their years.
Maybe the living room is finally right, but the kitchen doors have yellowed and the wardrobes were never quite deep enough. That is where interior design begins.
For anyone planning to stay at Tuscany, we decide together what to keep, what to change and in what order, one room at a time or the home in one go.
Styling arranges the home you have. Interior design reworks the home itself.
Interior design at Tuscany, for homes staying a while
Tuscany’s homes are freehold and few, in a building completed in 2008.
Kitchens, bathrooms and wardrobes from that time are the usual candidates for renewal; the walls and the plan usually stay.
In a home of this age we start with the kitchen and the bathrooms, check the pipes and wiring behind them while they are open, and then turn to wardrobes, lighting and floors. One sequence, so nothing new is disturbed later.
What a Tuscany renovation usually involves
- KeepPlanThree bedrooms around one living space still suits most households
- RenewKitchenDoors, tops and lighting are the quickest change
- RefitWardrobesNew fronts and inner fittings on sound carcasses
- DecidePenthouse roomsThe two smaller rooms planned around how you live
We check what your home has on site; owners have made their own changes over the years.
Renovation rules at Tuscany
In a building of 21 homes, management will want to know about any works early. Its renovation rules, deposit and working hours aren’t published that we could find, so we ask for them before any contractor quotes.
We haven’t designed a Tuscany home yet; on the first call we show you homes we have finished elsewhere in Kuala Lumpur, including Bangsar.
Before any works at Tuscany
Tenants need the landlord’s written consent first, then management’s written approval; some jobs also need a city permit, which the contractor applies for.
Moving the kitchen, re-piping a bathroom or removing a wall needs all three. Freestanding furniture and lamps need none.
What interior design costs at Tuscany, Bukit Bandaraya
Our design fee for a Tuscany three-bedroom is an estimated RM19,745–26,875, and RM23,310–30,440 for a penthouse.
It pays for the design alone, is agreed in writing before work starts, and sits apart from the renovation and furniture budgets.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design itself. Renovation and furniture are separate budgets, shown below.
We count the bedrooms and the kitchen at RM3,565 each, and the living and dining together at RM5,485. A three-bedroom comes to RM19,745 and a penthouse, with its four bedrooms, RM23,310. Two more rooms, the bathrooms or the penthouse’s smaller rooms, take them to RM26,875 and RM30,440.
With interior design, any room that only needs styling is charged at half the styling fee.
3 bedrooms and the kitchen in a Tuscany home: 4 rooms at RM3,565, plus RM5,485 for the open-plan living and dining. Foyer, yard and service areas are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
If your kitchen opens onto the dining area, it is counted with the living space and the fee is RM3,565 lower. We agree the fee in writing and bill it in stages; a costlier finish shows in the contractor’s price, not in ours.
For a three-bedroom of about 1,050 sq ft, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) is roughly RM214k–356k.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 3 bedrooms 992–1,200 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
| Penthouse, 4+2 2,088–2,500 sq ft | RM23,310–30,440 | RM222k–408k | RM433k–901k |
Curated furniture is from Commune, Cellini and Poet Living; Bespoke from Space Furniture, BoConcept and Molteni&C. The two columns cover renovation and furniture only; our fee is added to them.
October 2026 estimates; not a quotation.
Behind the renovation figures
Tuscany homes are priced as resale homes with new floors, without bathrooms in the lower figure; add them in the calculator if you are redoing them.
Wardrobes, kitchen cabinets, bedroom air-conditioners, a washer-dryer, hob and hood are included, so anything you keep comes off. Vanities are not.
Furnishing to let?
Preparing a Tuscany home for new tenants? Furniture may be all it needs. If works are needed too, the Essential level, with furniture from Ikea, SSF Home or Harvey Norman, goes in quickly and stands up to wear; our fee doesn’t change with the level.

FAQ
Questions about styling and interior design at Tuscany
How do you style a Tuscany home without making it feel themed?
By letting the arches stay outside. Inside we use plain linen, warm timber, stone-coloured walls and a few curved pieces, which sit calmly behind the classical facade instead of copying it.
Can I style a rented Tuscany home without asking the landlord?
For anything freestanding, yes: furniture, rugs, lamps and art. Curtain tracks, mirrors and shelves need the landlord’s agreement; built-ins, wiring and plumbing need it in writing, then management’s approval.
How much does interior styling cost at Tuscany?
We estimate RM7,780–9,495 for a three-bedroom and RM9,495–12,925 for a penthouse: RM1,715 a bedroom and RM2,635 for the open-plan living and dining, with one more room at the top of the three-bedroom range and two for a penthouse. Furniture is bought separately.
What does styling a Tuscany home include?
A call, a measuring visit, a layout and shopping list for each room and an install day. We also measure the lift and choose curtains for the way light falls into each room.
How long does it take to style a home at Tuscany?
Four to twelve weeks for new furniture to arrive, then one to two weeks to set up. In a building of 21 homes we book every delivery with management, so the timing is agreed in advance.
How should the two extra rooms in a Tuscany penthouse be used?
Give each one a single job: a study, a helper’s room, a dressing room or a store for luggage and sports kit. Deciding that first makes the rest of the penthouse easier to furnish.
What are the floor plans at Tuscany, Bukit Bandaraya?
StarProperty lists typical homes of 992 to 1,200 sq ft with three bedrooms and two bathrooms, and penthouses of 2,088 or 2,500 sq ft with four bedrooms, two smaller rooms and four bathrooms. There are 21 homes in one four-storey block.
Do I need styling or interior design at Tuscany?
Styling, if the kitchen and bathrooms are in good order and the home needs to feel like yours. Interior design, if those rooms are the problem. You can style first and redesign later.
How much does interior design cost at Tuscany?
We estimate RM19,745–26,875 for a three-bedroom and RM23,310–30,440 for a penthouse, covering the bedrooms, kitchen and living and dining, with two more rooms at the top of each range. Renovation and furniture are separate: about RM194k–336k at Curated (Commune, Cellini, Poet Living) for a three-bedroom.
Are there renovation rules at Tuscany?
Yes, kept by management and not published that we could find. We ask for the rules, deposit and working hours before quoting. Tenants need the landlord’s written consent before anything else.
What interior design services do you offer at Tuscany?
At Tuscany we style rented and owned homes, and redesign kitchens, bathrooms and wardrobes for people staying longer. We draw the plans, compare contractors’ quotes with you and oversee the works, which contractors carry out. Virtual Design is there for homes outside Kuala Lumpur and Selangor.
