01Making it feel like home

Making The Troika feel like home: floor plans and styling

A Troika home already has its marble, glass and fitted kitchen.

Styling works with those and brings in what a developer can’t supply: furniture you sit in properly, lamps for the evening, rugs, and art you chose.

Most people know The Troika from the outside first: three glass towers at the corner of Persiaran KLCC and Jalan Binjai, linked by a pair of glass bridges at a sky lobby on level 24, set round a 30,000 sq ft landscaped courtyard. Inside your own front door, none of that architecture tells you where to put the sofa.

  • 960–1,800 sq ftSoHo units
  • 2,000–3,336 sq ftStandard homes; current listings often show three bedrooms plus one and four bathrooms
  • From 5,443 sq ftPenthouses

Sizes from StarProperty; room counts from present-day listings, in which the +1 is often a study or utility room. We measure your plan rather than trust ours.

Marble, glass and the fitted kitchen

StarProperty lists what came as standard: fully fitted bathrooms and kitchen, hot water, a central vacuum system, imported marble, Low-E glazing that blocks UV, and inverter air-conditioning. Sixteen years on, some homes still have all of it and some have replaced parts.

Those built-in elements set the brief. The marble’s colour decides the rug and the timber tones; the kitchen fronts decide the dining chairs. A landlord’s loose pieces are kept, moved or sent back one by one, and your own things get the walls you’ll see most.

Stone floors look serene and carry every sound. A generous rug under the seating and another under the table change how a Troika living room feels more than any sofa. And since the glazing already cuts UV, curtains can be chosen for how they soften the light rather than for protection.

02Styling a home

Styling a rented Troika home

Tenants at The Troika can change anything that isn’t built in: furniture, rugs, lamps, curtains and art.

Hacking, drilling or fitting needs the landlord’s written consent before management’s approval.

Inheriting someone else’s furniture

When a Troika home comes furnished, we go through it room by room and mark each piece to keep, move or return. A sound dining table can stay; a sofa that is wrong for long evenings can go back, if the tenancy permits.

Two rugs, a few well-placed lamps and your art rehung often change more than replacing the sofa would.

Living with marble

Hard floors make a room echo and chairs scrape. Rugs, upholstered pieces and lined curtains absorb sound; felt pads under every leg protect the marble you will need to hand back in good order.

Alterations and the tenancy

Tenancy agreements generally count hooks, rods and shelves as alterations, since they leave holes, and treat wiring and built-ins as works that need written consent and then management approval. The workarounds: a ledge or console for art, a freestanding rail in the +1 room, floor lamps rather than new light points, curtains on the existing track.

A move-in date, and pieces that travel

Give us your date on the first call. Sofa and dining table are chosen first, bedroom finished first. If a shipment is on its way, the plan leaves space for it.

If The Troika is one stop of several, we choose pieces sized to work in a smaller home later and keep anything made to measure to a minimum. Owners letting a home can freshen it the same way between tenancies, without works.

03How does styling work?

Styling a Troika home, from first call to install day

At The Troika, one stylist carries your home from first call to finished rooms.

We design the layout, you buy what you like from it, and we arrange everything when it has all arrived.

The arranging takes a week or two. Delivery of new furniture adds four to twelve weeks, so the slow pieces go first.

Large items go up in the service lift. Management confirms the slot before the sofa ships, so lift and lorry arrive together.

  1. A first conversation Free
Who’s moving in, what was left by the last occupant, what is on the ship and your moving date.
  2. Measuring the home RM200, deducted if we go ahead
Every room measured; marble, rugs and the +1 room looked at; existing furniture listed.
  3. Fee in writing, then the layout
First our fee, set down in writing. Then a layout and buying list for each room, slow pieces first.
  4. Sourcing
You buy from the shortlist or our Procurement Concierge does. We track arrivals.
  5. Installation
Your stylist arranges the rooms in person: furniture placed, art up, lamps on, beds dressed.

A tenancy inventory, a moving date and a ship in transit are a lot to juggle. We keep track and can tell you the next step whenever you ask.

04How much does styling cost?

How much styling costs at The Troika

Styling a Troika home is an estimated RM7,780–11,210 for a 3+1 and RM11,210–14,640 for a five-bedroom home: RM1,715 a room plus RM2,635 for the open living and dining, confirmed in writing first.

The lower figure styles the bedrooms and the living and dining; the upper includes two more rooms, say the +1 as a study and a dressing room. No room is styled free, and the size of a room makes no difference to its fee.

5 bedrooms from about 2,900 sq ftFive bedrooms, living and diningRM11,210RM14,640

For a 3+1: 3 × RM1,715 + RM2,635 = RM7,780, or RM11,210 with two more rooms. For five bedrooms: 5 × RM1,715 + RM2,635 = RM11,210, or RM14,640. SoHo units and penthouses are priced room by room after a visit.

Estimates as at October 2026. Furniture is a separate purchase from a shortlist that suits your budget.

What styling covers

A first call, a visit with a tape, and then room by room: where the furniture sits, the height for each picture, and which lamps, textiles and objects finish it. On install day your stylist puts it all in place.

Rather not deal with orders and deliveries? Our Procurement Concierge can.

Interior styling

05Want more than styling?

Want more than styling at The Troika?

Often a Troika home only needs its furniture sorted.

Sometimes the fitted kitchen or the bathrooms have had their day.

Wardrobes laid out for someone else’s clothes. Bathrooms that may still be as they were in 2010.

Interior design is where we decide what to keep, what to replace and what is worth doing well, in a single room or across the whole home.

Styling makes The Troika home feel like yours. Design changes the home where it needs it.

06What does interior design cover?

Interior design at The Troika, when home needs a little more

The Troika’s homes have Foster + Partners’ architecture and imported marble throughout.

Sixteen years after completion, the fitted kitchens, bathrooms and wardrobes inside may be ready for a rethink.

If you would like to go past the furniture, we’ll help you decide how far.

A kitchen that is a pleasure to cook in, wardrobes that hold what you actually own, a bathroom you’d linger in. One room at a time is fine.

What a Troika renovation usually involves

  • KeepMarble, glassThe marble and Low-E glazing, where they are in good order
  • AdaptWardrobesNew doors, lighting and interiors on sound carcasses
  • RenewKitchen, bathsThe most likely rooms to redo after a long stay
  • CheckServicesCentral vacuum, air-conditioning and ceiling height, against your plan

Your tenancy or sale papers say what the home came with; we match them to the rooms on site.

Renovation rules at The Troika

We couldn’t find The Troika’s renovation rules in public, so we ask management for its current set, with deposit, working hours and forms, before any quote. The marble needs covering for the whole job, and we plan for that from the first drawing. We have not designed a home at The Troika yet; on the first call we can show you homes we have designed elsewhere in Kuala Lumpur.

Before work starts at The Troika

The order is: your landlord’s written agreement if you rent; management’s written approval, on its terms; then any council permit the job requires, which your contractor applies for.

Plumbing moved or walls taken down usually means all three, so we raise it on day one. Styling that drills nothing needs none.

Design fees at The Troika

07How much does interior design cost?

What interior design costs at The Troika

Our design fee at The Troika is an estimated RM19,745–26,875 for a 3+1 and RM26,875–34,005 for five bedrooms, agreed on paper before work begins.

Works and furniture are budgeted on their own.

Each room we design
RM3,565
Living and dining
RM5,485

Our fee pays for the design. Works and furniture are separate, set out below.

A typical Troika brief prices each bedroom and the kitchen at RM3,565 and the open living and dining at RM5,485. For a 3+1, 4 × RM3,565 + RM5,485 = RM19,745; for five bedrooms, 6 × RM3,565 + RM5,485 = RM26,875. The higher figures, RM26,875 and RM34,005, add two rooms such as a bathroom redone and the +1 fitted as a study.

Design includes our Procurement Concierge, and rooms needing only styling are styled at half the usual fee.

Our design fee, estimated

3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

About the Troika estimate

StarProperty describes the kitchens as fully fitted; whether yours sits behind a door or opens to the dining area, we see on the visit. We have counted it as a room; if it is open, deduct RM3,565. Payment is staged against the figure we write down, so a pricier marble or tap affects the builder’s quote and not our fee.

Taken together, our fee and Curated works and furniture (Commune, Cellini, Poet Living) for a 2,600 sq ft 3+1 come to about RM215k–379k.

How the ranges were set

We priced each Troika home as an older home with new floors; keep the imported marble and that share falls away. No bathroom is redesigned in the lower figure; with four in a typical 3+1, pick the ones you’d change in the calculator.

Wardrobes, kitchen cabinetry, bedroom air-conditioners, a washer-dryer, hob and hood sit inside every range, and come out if you keep your own. Vanities are excluded.

Readying a Troika home for tenants?

If it needs furniture only, styling may do. If it needs works too, the Essential level, with Ikea, SSF Home or Harvey Norman furniture, is quick to install and copes with turnover. Our design fee doesn’t change with the level.

FAQ

Troika styling and interior design questions

How do you style a furnished Troika home?

Edit, then add. The fitted kitchen and wardrobes stay, each loose piece is marked keep, move or return, and the first new things are usually rugs for the marble, then lamps and art.

Can I style a rented Troika home without asking my landlord?

For loose items, yes: furniture, rugs, lamps, curtains on the existing track, art on a ledge. Anything drilled, hacked or fitted at The Troika needs your landlord’s written consent, then management’s approval. We read the tenancy clause with you.

What does styling a Troika home cost?

Roughly RM7,780–11,210 for a 3+1 and RM11,210–14,640 for a five-bedroom home: RM1,715 per bedroom and RM2,635 for the open living and dining, with two extra rooms at the top of each range. Confirmed in writing first; furniture is extra.

What’s included in styling at The Troika?

A call, a measuring visit, a layout and buying list for each room, and an installation day. One room or all of them. You buy, or our Procurement Concierge buys for you.

How long does it take to style a Troika home?

About one to two weeks of arranging after delivery, and four to twelve weeks for new furniture to arrive. Plan by video before you land if you are relocating.

Does the furniture come with me when I leave The Troika?

All the loose pieces do. We size the larger ones to suit a smaller room later and keep made-to-measure work to a minimum; built-in joinery stays.

What are the floor plans at The Troika?

Standard homes are 2,000 to 3,336 sq ft built-up and are often listed as three bedrooms plus one with four bathrooms. SoHo units are 960 to 1,800 sq ft; penthouses start at 5,443 sq ft.

Does my Troika home need styling or interior design?

Styling if the plan suits you and the rooms just need to feel like yours. Interior design if the kitchen, bathrooms or wardrobes need to change. You can do one now and the other later.

What does interior design cost at The Troika?

An estimated RM19,745–26,875 for a 3+1 and RM26,875–34,005 for five bedrooms, agreed in writing before work. It covers the bedrooms, kitchen and living and dining, plus two more rooms at the top. Works and furniture are separate, around RM196k–359k at Curated (Commune, Cellini, Poet Living) for a 2,600 sq ft 3+1.

Does The Troika have renovation rules?

Yes, held by management, though not published. We request the current rules, deposit, hours and forms before quoting. If you rent, your landlord’s written consent comes before anything else.

What services do you offer at The Troika?

Styling for rented and owned homes, room by room, and interior design for kitchens, bathrooms and joinery for longer stays. We draw the plans, compare contractors’ quotes with you and manage the work on site; contractors build.
