A home at The Binjai, finished in your own way.

Garden apartment, sky apartment or one of the standard types, your Binjai home may have arrived with a landlord’s furniture or very little at all. We add what turns it into yours: furniture, lighting, rugs and art you can pack up later. No renovation needed. Just a home that feels like you.

01Making it feel like home

Making The Binjai on the Park feel like home: floor plans and styling

Styling a Binjai home begins with what the type you live in already offers, from a garden apartment to a two-level sky apartment, and adds the furniture, lighting, rugs and art that make it feel lived in.

The Binjai is named for Jalan Binjai and the park beside it. Allen Jack+Cottier drew its two towers with an unusual spread of homes: garden apartments on level 3, park penthouses and sky apartments laid over two floors, penthouses near the top, and a run of standard types between. Each one arrives with the same first week: boxes, a borrowed chair or two, and rooms that don’t yet know you.

  • 2,250–2,282 sq ftTypes B2, B3, B5 and B6
  • 2,906–3,218 sq ftTypes B1 and B4
  • 3,638–3,703 sq ftTypes A1 to A4
  • 3,832–4,058 sq ftGarden apartments on level 3
  • From about 5,600 sq ftPenthouses, with two-level park penthouses and sky apartments as well

Built-up sizes come from StarProperty’s list of types. It doesn’t give bedrooms by type; the 3,600 to 3,700 sq ft homes EdgeProp has covered had four. We measure your own plan.

Lift lobbies, lanais and inherited furniture

Every home opens from a private lift lobby, which makes a natural first room to style: a console, a lamp, somewhere for keys. We found no published handover list, and the homes EdgeProp has reported on sold semi-furnished or partly furnished, so we see what you have before planning.

Fitted pieces lead: the wardrobes fix the bed wall and the kitchen settles the dining chairs’ colour. Loose pieces that came with the home are kept, moved or returned on their merits, and your own belongings go where you’ll enjoy them.

Some homes have a large lanai that EdgeProp describes as an outdoor extension of the home. Treat it as a room, with chairs comfortable for an hour and a small table, and it gets used like one.

02Styling a home

Styling a rented home at The Binjai on the Park

At The Binjai, tenants can change whatever isn’t built in: furniture, rugs, lamps, curtains and art.

Drilling, hacking and fitting need the landlord’s written approval, then management’s.

Moving into a furnished Binjai home

We go through each room and mark the landlord’s pieces keep, move or return before buying anything. A good dining table stays; a sofa you can’t relax on may go back, if your tenancy allows.

Moving what is already there, adding a rug and two lamps, and rehanging art often does more than a new sofa.

Two-level homes and garden apartments

In the park penthouses and sky apartments, the stair is the hinge of the home. We keep the landing clear, light it so it reads in the evening, and treat each level as its own set of rooms. Garden apartments on level 3 open outwards; the outdoor furniture is planned with the living room, not as an afterthought.

What a tenancy lets you do

Screws and nails generally count as alterations, and wiring or built-ins always need written consent and management approval. Instead: art on a ledge or console, a freestanding rail in a spare room, lamps in place of new light points, curtains on the existing track.

Dates, shipments and the next home

Give us your moving date first; the sofa and table are ordered early and the bedroom is done first. A shipment still at sea gets space kept for it.

If The Binjai is a chapter rather than the whole story, we pick large pieces that will suit a smaller home later. Owners can refresh a home between tenancies the same way, with no works.

03How does styling work?

Styling at The Binjai on the Park, from first call to install day

One stylist sees your Binjai home through from the first call to the finished rooms: we lay it out, you buy what you like, and we set it all up once delivered.

On site, styling takes one to two weeks. New furniture adds four to twelve weeks for delivery, so we start with the slowest pieces.

The Binjai lists a concierge service among its facilities. We arrange delivery slots through management before the sofa and table are booked, so the van, the lift and the concierge are expecting it.

  1. A first call Free
Who is moving in, what the home came with, what you’re bringing, and when you want to be in.
  2. A visit to measure RM200, deducted if you carry on with us
Every room measured, the lanai or the stair looked at, and existing furniture listed.
  3. Our fee in writing, then the plan
We write down the rooms and fee first, then send a layout and buying list for each room.
  4. Buying
From the shortlist, by you or through our Procurement Concierge. We keep a list of what has arrived.
  5. Setting up
Your stylist arranges the rooms in person once everything is in.

Between the landlord’s inventory, your shipment and the concierge’s delivery slots, we keep the list so you don’t have to. Ask us where things stand whenever you like.

Interior styling How we work

04How much does styling cost?

What styling costs at The Binjai on the Park

Styling at The Binjai on the Park is an estimated RM7,780–11,210 for a three-bedroom home and RM9,495–12,925 for four bedrooms.

That is RM1,715 per room and RM2,635 for the open living and dining, agreed on paper before we start.

At the lower figure we style the bedrooms and the living and dining; the upper adds two rooms, perhaps a study and the lanai set up as a room. There are no free rooms in styling, and size doesn’t change a room’s fee.

4 bedrooms about 3,600–3,700 sq ftFour bedrooms, living and diningRM9,495RM12,925

Three bedrooms: 3 × RM1,715 + RM2,635 = RM7,780, or RM11,210 with two more rooms. Four bedrooms: 4 × RM1,715 + RM2,635 = RM9,495, or RM12,925. Garden apartments, two-level homes and penthouses are priced room by room after a visit.

Estimated, October 2026, not a quote. Furniture is bought separately from a shortlist at your budget.

What the styling fee covers

A call, a measuring visit, and for each room a layout, art heights and a list of furniture, lighting and textiles to buy. Install day is when your stylist brings it all together.

Our Procurement Concierge can order and coordinate deliveries for you.

Interior styling

05Want more than styling?

Want more than styling at The Binjai on the Park?

A Binjai home sometimes needs nothing more than furniture.

Sometimes nearly eighteen years show in the kitchen or the bathrooms.

Wardrobes that suit someone else. A bathroom that has seen better years. A stair in a sky apartment that could carry storage.

Interior design settles what to keep, what to change and what to do properly, whether that is one room or the whole home.

Styling makes your Binjai home feel like you. Interior design changes the home itself.

06What does interior design cover?

Interior design at The Binjai on the Park, for the longer stay

The Binjai’s homes have private lift lobbies, generous rooms and an unusual range of layouts.

Nearly eighteen years after completion, some of the original kitchens, bathrooms and wardrobes may want a rethink.

When furniture won’t solve it, we’ll plan what comes next with you.

A kitchen you enjoy cooking in, wardrobes that hold what you own, a bathroom worth lingering in. You can go room by room, beginning where it matters most.

  • AdaptWardrobesSound carcasses can take new doors, lights and fittings
  • RenewKitchen, bathsThe rooms longer stays most often redo

The handover list in your sale or tenancy agreement is checked against the rooms on the visit.

Renovation rules at The Binjai on the Park

We couldn’t locate The Binjai’s renovation rules online, so management’s current copy, with deposit, hours and forms, is the first thing we ask for before quoting. We haven’t yet designed a home at The Binjai; on the first call we’ll take you through homes we have designed elsewhere in Kuala Lumpur.

Approvals for works at The Binjai on the Park

Three in sequence: the landlord’s written agreement if you rent, management’s written approval under its rules, and any council permit, which the contractor obtains.

Plumbing moves and wall removals are most likely to need all three, so we raise them early. Styling without drilling needs none.

Reading the estimate for The Binjai

EdgeProp describes one home here as having a functional kitchen layout, but not whether it is closed, so we price the kitchen as a separate room. If yours opens onto the dining area, subtract RM3,565. Our fee is set on paper and paid in stages; a costlier counter shows up in the builder’s figure, not ours.

Our fee plus Curated works and furniture (Commune, Cellini, Poet Living) for a 2,250 sq ft three-bedroom home comes to roughly RM215k–379k.

How we arrived at the ranges

Completed at the end of 2008, The Binjai is priced as an older home with new floors. The lower figure redesigns no bathroom; add those you would change in the calculator.

Wardrobes, kitchen cabinetry, bedroom air-conditioners, a washer-dryer, hob and hood sit within each range and are removed if you keep your own. Vanities sit outside.

FAQ

Your questions on styling and design at The Binjai on the Park

Yes, everything loose goes with you. We choose larger pieces to suit a smaller room later and keep made-to-measure work to a minimum.

Styling or interior design for a Binjai home?

Styling if the layout works and the rooms just need to become yours. Interior design if the kitchen, bathrooms or wardrobes need changing. Many people start with styling and add design later.
