Tower or townhouse: what are Sunway GEOLake homes like?

420 homes in one tower, plus 44 townhouses, from a two-bedroom to dual keys and a 4+1, and many of them let.

So the work often starts with a home coming back from tenants, or two households under one roof, each with its own door.

Sundays in Bed is a residential interior design studio in Kuala Lumpur. We design homes in Subang Jaya and across the Klang Valley for a fee per room, agreed in writing before we begin.

GEOLake was the last phase of Sunway’s GEO series, on Persiaran Tasik Timur above the 28-acre Sunway South Quay lake. Covered walkways run from it to Sunway GEO Avenue, Sunway Medical Centre, the universities and the BRT.

Sunway GEOLake units run from 883 sq ft built-up in the tower to 3,035 sq ft in the townhouses, and six of the seven tower layouts have three bedrooms or more.

Light and heat

Five years on, many homes here have already had a first life, as a family’s or as a furnished let near the campuses. Part of the work is undoing someone else’s choices before making yours.

The two dual keys change the brief most: each gives a studio its own front door, so a parent, a grown-up child or a tenant can live a step apart. Who that is gets decided before anything is drawn.

Sunway also sold GEOLake as disabled-friendly, with wider doors and roomier spaces, and ramps where residents share. Inside your home, that intent is worth carrying on: a shower without a step, rails that don’t look clinical, and light older eyes can read by.

02The design

Who is each room for now, and what is worth keeping?

Decide who each room is for now: you, a parent, or a tenant in the separate studio.

Then keep what is sound, like working air-conditioners and solid wardrobes, and replace what tenants have worn out.

The separate studio

In the 1,410 sq ft Type D and the 1,625 sq ft Type F, the dual-key studio has its own door. For a parent, we plan quiet walls and an easy bathroom; for a tenant, tougher finishes.

Facing the lake, or not

The tower overlooks Sunway South Quay’s lake, but not every home faces it. Where yours does, the sofa turns towards the water. Where it doesn’t, privacy, glare and what you look at from bed lead instead.

What tenants leave behind

Many homes here have been let furnished. If yours has, we sort what is sound, such as working air-conditioners and solid wardrobes, from what years of tenants have finished: worktops, sofas, mattresses, tired sealant.

Space by the front door

Walkways reach the hospital, the mall and the campuses, so prams, scooters and groceries come home without a car. A deep foyer cupboard for them earns its place before any feature wall does.

03The budget

What might the design of your Sunway GEOLake three-bedroom or 4+1 cost?

For the 1,184 sq ft three-bedroom, the Sundays in Bed design fee is estimated at RM19,745–23,310; for the 1,776 sq ft 4+1, RM30,440–37,570.

Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

The total goes into your agreement before any drawing starts, and you pay it in stages. It never rises with the contractors’ bills, so choosing a dearer tile for the studio’s bathroom leaves it exactly where it was.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a Type C three-bedroom here comes to about RM224k–374k in all.

Spend where it matters. Skip what doesn’t. In a five-year-old GEOLake home, that usually means the sofa, beds and lighting before the floors. Pick your type, then only the rooms you want drawn. Every figure is an estimate until contractors quote.

The lower figure is a typical layout: the living and dining with its kitchen, each bedroom, and the bathrooms assumed below. The higher one adds a room in the three-bedroom, such as its second bathroom, or two in larger homes, perhaps a closed kitchen too.

These are October 2026 guides, not a quotation, which comes only from your contractors.

How these figures are worked out

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Keys here came in late 2021, so we price these as resale homes, with one bathroom fewer than each layout has. We’ve assumed not every bathroom needs designing. Count only the ones you’d change.

The dual key’s studio is priced as a room; the 4+1’s helper’s room is not. The townhouse is priced as a landed home.

The ranges include wardrobes, kitchen cabinets, a hob and hood, a washer-dryer and air-conditioners. Many homes here already have some of these from a previous owner or tenancy; keep them and yours comes in lower.

Furnishing to let?

Sunway itself leases homes here, and many owners let theirs furnished. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

04Working together

Tenant still in? When do you begin, and who does what?

If the home is let, begin before the tenancy ends: drawings and quotes take weeks, and an empty home earns no rent.

The designer on your first call is the one who dresses the finished rooms. Contractors you choose build it, from quotes we gather and compare with you.

    We measure, note which way the windows face, test what five years have worn out, and list what is sound enough to keep.
  3. The scope, then the design
    Fee, budget and rooms go in writing first. Then layouts, lighting and materials, with the studio, the foyer and the kitchen settled early.
  4. Drawings and quotes
    A full drawing set for contractors to price and build from. We compare their quotes with you line by line; who builds it is your decision.
  5. On site, then moving in
    We arrange the approvals, trades and deliveries to your door, inspect each stage against the drawings, then style the rooms for whoever is moving in.

The management’s approval, the council permit, a tenant’s notice and the order the trades work in all have to line up. Keeping them in step is our job, not yours. How a project runs, step by step

Who approves the work

Sunway South Quay sits in Subang Jaya, so your licensed contractor usually files the small works permit with MBSJ. Bandar Sunway is split with MBPJ, so your assessment bill settles which.

GEOLake’s management office must approve the work too. It hasn’t published its renovation deposit, permitted hours or how lifts are reserved, so we ask for the current terms before we draw.

05Your home

Can your GEOLake home feel like new without starting over?

It can, and usually without stripping it to bare walls.

Once someone else’s furniture goes, a five-year-old home here gives you plenty to work with.

One owner here might be taking a home back from tenants; another, moving a parent into the studio. We start with yours: who is home all day, who cooks, who stays over at Raya or Chinese New Year. Fitting you takes listening.

What renovations near Sunway GEOLake have cost

We haven’t designed a home at GEOLake yet, and our cost index has no records for Bandar Sunway yet. The nearest are in Petaling Jaya, next door: 34 published renovation records, with a median of RM112 per sq ft and RM237,500 for a whole home.

At that rate, the renovation of a 1,184 sq ft three-bedroom would come to about RM133,000, before any furniture. They are other firms’ projects, on our Petaling Jaya renovation cost index.

What we bring here is the method: one designer from the first call to the styled rooms, a fee fixed in writing, every contractor’s quote compared with you line by line, and, in a home coming back from tenants, a written list of what to keep before anything new is bought.

Sunway GEOLake: studios, tenants, parents and permits

Can the studio in a GEOLake dual key be designed apart from the main home?

Yes. In Types D and F the studio has its own door, so we can design it as a small home of its own: a bed, storage, somewhere to make tea and, where it has one, its own bathroom. On our fee it counts as rooms like any other.

My GEOLake home has been let furnished. Is the landlord furniture worth keeping?

Some of it. Working air-conditioners, solid wardrobes and kitchen carcasses usually stay; worn sofas, mattresses and light dining sets rarely do. We list both on the site visit, so the budget goes where the wear is, not where things merely look dated.

How much might it cost to renovate and furnish a GEOLake three-bedroom?

For the 1,184 sq ft Type C, renovation and furniture are estimated at RM204k–354k at Curated (Commune, Cellini or Poet Living), or RM401k–784k at Bespoke (Space Furniture, BoConcept or Molteni&C), before our fee. Your contractors’ quotes set the real figure.

Which council approves renovation work at Sunway South Quay?

Usually MBSJ, the Subang Jaya city council, through your licensed contractor. Bandar Sunway is split with MBPJ, so check your assessment bill. GEOLake’s management must also approve the work, and we collect its current deposit and working hours before anything is drawn.

Can a GEOLake home be set up for elderly parents?

Often, and the building helps: Sunway sold it as disabled-friendly, with wider doors, and ramps in the common areas. Inside, we add a step-free shower, grab rails that pass for towel rails and gentle night lighting. The dual-key studio suits a parent.

Do you design the GEOLake townhouses as well?

Yes. The 44 townhouses are stacked homes of 1.5 storeys, 2,799 sq ft below and 3,035 sq ft above, each with four bathrooms. We price them as landed homes, room by room, and plan the stairs and storage for a bigger household.
