Most Sri Kasturina homes are three-bedroom plans of about 1,300 sq ft, with duplexes of about 2,600 sq ft and a penthouse above them.
Styling keeps the kitchen and wardrobes the home already has and changes how it feels with furniture, light and fabric.
Sri Kasturina stands on Jalan Medang Kapas, near the top of Bukit Bandaraya: one block, split into an A wing and a B wing, around a pool, a tennis court and a children’s play room. With 58 homes it is one of the smaller condominiums on Bangsar Hill, and StarProperty calls it family friendly and low density.

What comes with the home, and what to keep
StarProperty describes the original design as an open, resort-style plan of the early 1990s, and says owners began renovating once the residents’ committee started upgrading the grounds and common areas in 2009. So one Sri Kasturina home may have a recent kitchen and its neighbour the first wardrobes; we find out which on the visit.
If a solid teak table, a rattan chair or a sideboard has stayed with the home, we usually plan the room around it. A newer sofa sits happily beside an older piece when the colours and the seat heights agree.
In the duplexes, the stair sets the tone. A wall light or a picture light does more there than a new ceiling point, and the landing can become a small room of its own, with a bench, a basket of shoes or a shelf of books.

Tenants at Sri Kasturina can change anything that moves, from beds to curtains, without asking anyone.
Drilling, fixing to walls and anything built in needs the landlord’s written agreement first, then management’s.
A family arriving with children
In a three-bedroom of about 1,300 sq ft, two children often share a room, or one bedroom doubles as a study. The indoor play room downstairs takes some of the pressure off.
What the tenancy allows
Freestanding furniture, rugs, lamps, cushions and art need nobody’s permission. Picture hooks, curtain tracks and wall shelves leave holes, so we ask the landlord before fixing them. Built-in joinery, rewiring and moved plumbing need the landlord’s yes in writing, then the building’s approval.
When the landlord’s furniture stays
If the lease includes the landlord’s sofa and beds, we restyle around them with loose covers, throws, rugs and lamps, and place anything new where it won’t have to be moved out again.
Pieces that move with you
Most of what we choose for a tenancy is freestanding and sized to suit more than one plan: a sofa that clears a standard door, an extending table that seats six, beds that stand free of the wall. When the lease ends, the rooms leave with you.

In a building completed around 1990, we start with what you can’t see: the wiring to the kitchen, the pipes behind the bathroom walls, the window frames. Then the rooms that rely on them, then wardrobes and finishes. In that order, nothing new has to be opened up twice.

Renovation rules at Sri Kasturina
StarProperty reports that the residents’ committee has been upgrading the landscaping, common areas and security since 2009. The renovation rules, deposit and working hours aren’t published that we could find, so we ask management for them before any contractor quotes.

Before any works at Sri Kasturina
If you rent, the landlord’s consent in writing comes first. Management’s written approval comes next and, for some jobs, a permit from the city, which the contractor applies for.
Moving the kitchen, re-piping a bathroom or taking down a wall needs all three. New furniture and lamps need none.

How the fee works
If a previous owner opened your kitchen to the dining room, it joins the living space and the fee falls by RM3,565. We bill in stages, and a dearer stone or a longer wardrobe shows up in the contractor’s price, never in ours.
For a three-bedroom of about 1,300 sq ft, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) comes to roughly RM214k–356k.
