Making Pavilion Embassy feel like home: Oxford and Mayfair floor plans
A Pavilion Embassy home arrives furnished; making it feel like home means editing that furniture and adding your own layer, with no works.
Oxford Residences and Mayfair Residences are planned differently, as the lists below show.
Pavilion Embassy stands on Jalan Ampang, along Embassy Row, with its homes in two towers. Oxford Residences holds 126 of them over 26 storeys; Mayfair Residences is quieter still, 57 homes with four on each floor. Both towers were completed in 2022, and every home in them was sold fully furnished.
So styling here rarely starts from bare floors. It starts from a set of furniture chosen before anyone knew who would live with it: sound, sensible and deliberately neutral. Our job is to keep the parts that serve you and add what a developer never supplies, the reading lamp, a rug for bare feet, the pictures you carried halfway round the world.
Oxford Residences floor plans

- 1,674 sq ftThree bedrooms plus one, four bathrooms
- 1,681 sq ftThree bedrooms plus one, dual key, three bathrooms
- 1,736 sq ftFour bedrooms, four bathrooms
Each Oxford layout has a dry kitchen, a wet kitchen and a yard.
Mayfair Residences floor plans
- 1,899 sq ftFour bedrooms plus one, five bathrooms
- 2,701 sq ftDual key, five bathrooms
- 4,105 sq ftPenthouse, four bedrooms plus one, five bathrooms
Room counts and built-up areas follow MyRumahBaru’s listing of the developer’s types, which also shows a balcony for each Mayfair type. We measure your own home before planning it.
The furniture you inherited
Oxford homes came fully furnished; Mayfair homes came fully furnished with an interior design package from the developer. We go through it piece by piece with you. A solid bed frame or a good dining table earns its place; a sofa picked to look tidy in a show unit may be wrong for long evenings.
Furniture chosen for an unknown buyer is planned to offend no one, which often leaves rooms in one shade of grey. Small moves change that: a rug with real colour, linen where there was sheen, a lamp you can read by, your own pictures on empty walls.
Dual-key homes add a second front door and a self-contained wing. Who is it for, an ageing parent, a grown-up child, visiting friends, a lodger? We dress each half so it stands complete on its own.
Styling a rented Pavilion Embassy home
Renting at Pavilion Embassy, you can add whatever you like that stands free, rugs, lamps, cushions, curtains, art, and change the landlord’s pieces with their agreement.
Fixings and built-in work need written consent and management’s approval.
Living with a landlord’s furniture
Most homes here were let with the furniture they were sold with. Rather than fight it, we work with it: we look at what could swap rooms, what you might ask the landlord to store, and where one new piece would lift the rest.
Often that is enough. Two or three lamps, a softer rug, cushions and throws in your own colours, and your pictures hung at the right height make the home read as yours.
The inventory and your tenancy
In a furnished let, the inventory lists what must stay and in what state, so read it with the alterations clause. You can add freely; removing listed pieces needs your landlord’s agreement. Holes for hooks, rods or shelves need permission too, and any built-in work or wiring needs it in writing plus management’s approval.
Where drilling isn’t allowed, a long ledge for frames, standing lamps, a freestanding rail and curtains on the existing tracks do a great deal.
Moving in the same week
Because the furniture is already there, you can move in on day one and style as you settle. We finish the bedroom first, then the living room once you have seen how the afternoon light falls across it.
What leaves with you
What we add to a furnished home is mostly portable: lamps, rugs, textiles, art and a few side tables. When the tenancy ends, the landlord’s furniture stays, yours goes, and nothing has to be unscrewed.
Styling at Pavilion Embassy, from first call to install day
Your Pavilion Embassy home has one stylist throughout, from the first call to the finished rooms.
We plan around what is already there, you choose the additions, and we put it together.
Allow one to two weeks of styling after the new pieces arrive, and four to twelve weeks for those pieces to be made and delivered. You live in the furnished home comfortably meanwhile.
Ahead of any large delivery, we agree with management which lift and hours to use, and whether pieces going back to the landlord need storing or collecting.
- Introductions FreeYour tower and plan, who is living here, what was supplied and what is on its way from your last home.
- A look round RM200, set against the fee if you go aheadRooms measured, the inventory read, each supplied piece marked to stay, move or go into storage.
- Agreement and planOur fee in writing first, then an arrangement for each room and a list of additions.
- BuyingOrder the additions yourself, or let our Procurement Concierge do it while we track arrivals.
- The finished roomsFurniture rearranged, new pieces placed, art hung, lamps lit, beds made up.
An inventory, a landlord and a handful of deliveries are a lot to juggle in a new city. We juggle them, and you can ask for an update at any point.
What styling costs at Pavilion Embassy
Styling at Pavilion Embassy is estimated at RM7,780–11,210 for an Oxford 3+1 and RM9,495–12,925 for an Oxford four-bedroom or a Mayfair 4+1.
That is RM1,715 per room and RM2,635 for the living and dining, confirmed in writing before we begin.
The lower figure covers the bedrooms with the living and dining. The upper one adds two rooms, say the +1 room as a study and the second wing of a dual-key home. A small bedroom costs what a large one does, and none are free.
| Home | What the lower figure styles | Lower | Two more rooms |
|---|---|---|---|
| Oxford 3+1 1,494–1,681 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| Oxford four-bedroom or Mayfair 4+1 1,736–1,899 sq ft | Four bedrooms, living and dining | RM9,495 | RM12,925 |
Three bedrooms (RM1,715 each) and the living and dining (RM2,635) add up to RM7,780, or RM11,210 with two further rooms. With four bedrooms it is RM9,495, rising to RM12,925. Mayfair dual-key homes and penthouses are quoted per room once we have seen them.
Figures estimated in October 2026. Anything new you buy is a separate cost, chosen from a shortlist made for your budget.
The styling service, step by step
First we talk, in person or on a call, over your photos and floor plan. Then we come to measure and to look at what the developer supplied, reusing it wherever it fits. You get a room-by-room arrangement plan and a buying list covering lighting, textiles and accessories as well as furniture. When the last box arrives, your stylist returns to set everything in place.
If you would rather someone else handled orders, invoices and delivery slots, our Procurement Concierge can.
Want more than styling at Pavilion Embassy?
A Pavilion Embassy home is often one good rug away from right.
Sometimes, though, it is the wardrobes that were never planned with you in mind.
The finishes were somebody else’s pick. The dual-key wing sits unused most of the year. Interior design deals with that.
We help you decide what to leave alone, what to change, and what is worth doing to a high standard, room by room or all together.
Styling edits what came with the home. Design changes the home where it falls short.
Interior design at Pavilion Embassy, when the furnishing isn’t quite you
Pavilion Embassy homes were handed over in 2022 and seldom need a renovation.
Owners staying for years more often want to change some of the developer’s choices.
Should you want to go further than furniture, we help you judge what is worth changing in a home so recently finished.
It might be wardrobes rebuilt around how you dress, a dry kitchen you would cook in rather than just display, or a bathroom whose finish was never your choice. Nothing comes out for its own sake. We go room by room and keep what the developer got right.
What a Pavilion Embassy renovation usually covers
- KeepKitchens, planRecent kitchens and baths, and Oxford’s dry and wet kitchens
- ReplaceLoose piecesSupplied furniture that doesn’t suit how you live
- AdaptWardrobesNew interiors, lighting and doors on existing carcasses
- CheckCeilings, dual keyHeights aren’t published, so we measure; both wings of a dual key are planned
The sale or tenancy agreement and the inventory show what came with the home; we check both against the rooms.
Renovation rules at Oxford Residences and Mayfair Residences
Neither tower publishes its renovation rules, so our first request to management is the current version, with deposit, hours and forms. In a building handed over in 2022, it is also worth checking whether a problem you want put right should go to the developer before any contractor.
We have yet to work on a Pavilion Embassy home; the first call is a chance to see homes we have designed across Kuala Lumpur.
Sign-offs for works at Pavilion Embassy
Tenants first need the landlord’s written go-ahead. Management must then approve the works in writing, under its own conditions, and a city council permit may be needed as well, which your contractor obtains.
Changes to plumbing, walls or structure are the likeliest to need every sign-off, so we discuss them at the outset. Adding lamps and rugs needs no one’s approval.
What interior design costs at Pavilion Embassy
For an Oxford Residences 3+1 or a Mayfair Residences 4+1, our design fee at Pavilion Embassy is an estimated RM23,310–30,440, agreed in writing before we begin.
It is the price of the design; works and furniture are costed on their own.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
We charge RM3,565 for each bedroom and each kitchen, and RM5,485 for the living and dining. An Oxford 3+1 has three bedrooms plus a dry and a wet kitchen: five rooms and the living space, RM23,310. A Mayfair 4+1 has four bedrooms and one kitchen, which lands on the same RM23,310. With two more rooms, a bathroom refitted and the +1 room as a study, either reaches RM30,440.
Commission the design and the Procurement Concierge is part of it, while rooms that only need styling are styled at half our usual rate.
3 bedrooms and the dry and wet kitchens: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
What sits behind the fee
Oxford’s two kitchens are two rooms. For Mayfair we have counted a single kitchen; if your plan has two, add RM3,565, which the visit will confirm. Stage payments follow the written agreement, and if you choose a dearer stone it is the contractor’s quote that rises.
On a 1,494 sq ft Oxford 3+1, our fee plus works and furniture at Curated (Commune, Cellini, Poet Living) comes to about RM184k–316k.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| Oxford 3+1 1,494 sq ft | RM23,310–30,440 | RM161k–292k | RM330k–684k |
| Mayfair 4+1 1,899 sq ft | RM23,310–30,440 | RM165k–300k | RM342k–713k |
Curated furniture comes from Commune, Cellini and Poet Living, Bespoke from Space Furniture, BoConcept and Molteni&C; neither figure includes our fee.
October 2026 estimates.
How the works figures are reached
Because the towers are new, we price the works keeping the existing floors and bathrooms. Select in the calculator any bathroom you would still change.
Wardrobes, kitchen units, bedroom air-conditioners, a washer-dryer, hob and hood sit inside the range. Your home was supplied with many of them (see chapter 01), and whatever you keep comes off. Vanities are additional.
Furnishing to let?
Refreshing a Pavilion Embassy home between tenants? If the supplied furniture is tired, styling can renew it without works. Should works be needed, our Essential level, using Ikea, SSF Home or Harvey Norman, installs quickly and wears well across tenancies, and our design fee is unchanged by the level you choose.

FAQ
Styling and interior design questions at Pavilion Embassy
How do you restyle a Pavilion Embassy home that came fully furnished?
We begin with the furniture that was supplied. At Pavilion Embassy we go through it with you, decide what stays, what swaps rooms and what could be stored, then add what was never included: proper lamps, a rug with some life, softer fabrics and your art. Often nothing large needs replacing.
Do I need permission to style a rented Pavilion Embassy home?
Not to add freestanding pieces such as rugs, lamps, cushions or leaning art. At Pavilion Embassy, removing inventory items, drilling, or anything built in needs your landlord’s written agreement, and works need management’s approval as well. We read the tenancy and inventory with you before planning.
What does styling cost at Pavilion Embassy?
Around RM7,780 to RM11,210 for an Oxford Residences 3+1, and RM9,495 to RM12,925 for an Oxford four-bedroom or a Mayfair Residences 4+1. Bedrooms are RM1,715 each and the living and dining RM2,635; the higher figure styles two more rooms. We set the fee in writing first, and new furniture is extra.
Can I style only part of a Pavilion Embassy home?
Yes. At Pavilion Embassy many people start with the main bedroom and the living room, or with one wing of a dual-key home, and add the rest later at the same rate per room.
How long does styling a Pavilion Embassy home take?
A week or two of styling once new pieces have arrived, which typically takes four to twelve weeks. Since Pavilion Embassy homes are furnished, you can live in yours throughout, and the bedroom is done first. We can start on a video call before you arrive.
What is the difference between Oxford Residences and Mayfair Residences?
Size and number. Oxford Residences has 126 homes of 1,494 to 1,736 sq ft, mostly three bedrooms plus one, each with a dry kitchen, a wet kitchen and a yard. Mayfair Residences has 57 larger homes, four to a floor, from a 1,899 sq ft 4+1 to a 4,105 sq ft penthouse. Both towers are part of Pavilion Embassy on Jalan Ampang.
How do you style a dual-key home at Pavilion Embassy?
As two homes that share a front corridor. At Pavilion Embassy, Oxford’s 1,681 sq ft plan and Mayfair’s 2,701 sq ft plan are dual key, so we ask who the second part is for, a parent, a grown-up child, guests or a lodger, and give it its own bed, storage, lighting and a place to sit, so it feels finished on its own.
Should I choose styling or interior design at Pavilion Embassy?
Choose styling if the home functions and you want it to feel personal. Choose interior design if built-in parts, wardrobes, kitchen finishes, a bathroom, need to change. In a Pavilion Embassy home this new, most people begin with styling.
What is the design fee at Pavilion Embassy?
An estimated RM23,310 to RM30,440 for an Oxford Residences 3+1 or a Mayfair Residences 4+1, put in writing before we start. It covers the bedrooms, kitchens and living and dining, with two more rooms at the upper end. Works and furniture are a separate budget, about RM161k to RM292k at Curated (Commune, Cellini, Poet Living) for a 1,494 sq ft Oxford 3+1.
Do Oxford Residences and Mayfair Residences have renovation rules?
Yes, works at Pavilion Embassy need management’s approval, but neither tower publishes its rules. We obtain the current set, with deposit, hours and forms, before quoting; tenants need their landlord’s consent first.
What interior design services do you offer at Pavilion Embassy?
At Pavilion Embassy we restyle furnished homes in Oxford Residences and Mayfair Residences room by room, and design wardrobes, kitchens and bathrooms for people staying longer. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Interior styling and our Procurement Concierge are available without a full design, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
