Making Kiara 9 Residency feel like home: floor plans and styling
Feeling at home in a Kiara 9 Residency apartment takes furniture, light and a few personal things, not building work.
Every plan is a three-bedroom-plus-one; the list below shows the sizes.
Kiara 9 Residency opened in 2011 on freehold land in the middle of Mont Kiara: a condominium tower of about 192 homes, garden villas in the same grounds, a tall water feature and a long linear garden where life-size deer stand in the planting. Whoever moves in, the rooms are often empty, half filled or still holding the last occupant’s choices.
Kiara 9 has one useful quirk: every condominium layout is three bedrooms plus one. The sizes differ, the logic doesn’t, which makes planning simpler and makes the +1 room the decision that matters most.
- 1,661 sq ftThree bedrooms plus one, three bathrooms
- 2,201 sq ftThree bedrooms plus one, three bathrooms plus one
- 2,691 sq ftDuplex penthouse, three bedrooms plus one, four bathrooms plus one
- 6,491 sq ftPenthouse on level 39A, five bedrooms plus one
Areas from MyRumahBaru’s list of layouts. We confirm yours with a tape measure. The garden villas are houses rather than apartments, and we price those after a visit.
The +1 room, the duplex stair, and what was left behind
There is no public record of how Kiara 9 homes were fitted out at handover, and fifteen years of owners and tenants will have altered many of them. Built-in cupboards and kitchens generally stay and set the plan; loose furniture that isn’t yours is the owner’s call.
The +1 room comes first. Listings don’t say what it was drawn as, so we judge it by size and daylight: a study, a nursery, a room for grandparents when they visit, or a dressing room with a long mirror.
In the duplex homes the staircase is part of the living room whether you plan for it or not. A runner on the treads, a lamp on the landing and pictures hung to follow the rake make it look intended.
Styling a rented Kiara 9 Residency home
As a tenant at Kiara 9 Residency, anything freestanding is yours to choose: sofas, rugs, lamps, curtains, pictures.
Fixings, carpentry and wiring wait for your landlord’s written yes and management’s approval.
Half furnished, half yours
If your home came partly furnished, beds and a dining set perhaps and little else, we sort what the landlord provided from what you are bringing, and plan the gaps so the two read as one home rather than two collections.
A large rug under the sofa and chairs, a pair of matching lamps and one confident piece of art often stitch the mix together better than new furniture would.
Your landlord, your tenancy
Freestanding things are entirely up to you. Fixing anything to walls generally needs the landlord’s say-so; carpentry, electrical or plumbing changes need it in writing and then approval from management.
No drilling allowed? Lean frames on a console, use floor lamps for light, put a freestanding rail in the +1 room, and hang curtains from what is already installed.
Planning around term dates
If the move lines up with a school year, we work back from the first day of term. The slow orders, sofa and dining table, go in first; children’s rooms and the main bedroom are finished before anything else so everyone sleeps properly from the start.
Buying for the move after this one
Plenty of Kiara 9 households will move again. Rugs, lamps, art and a dining table travel well; a sofa sized for a 2,201 sq ft living room might not, so we lean towards pieces that will still fit a smaller room, and avoid built-to-measure where we can.
Styling at Kiara 9 Residency, from first call to install day
From our first conversation to the morning the rooms are finished, one stylist looks after your Kiara 9 Residency home.
You pick and pay for the pieces; we plan them and put them in place.
The styling takes a week or two after everything has arrived, and new furniture generally takes four to twelve weeks, so the slowest orders are placed first.
We check with management which lift carries furniture and when deliveries are allowed, and in a duplex we make sure the big pieces will turn on the stair before ordering them.
- First conversation FreeWho is moving in, the daily school or office run, what the home came with, and when you arrive.
- Measuring up RM200, taken off the fee if you go aheadEvery room measured and the +1 room given a job; existing furniture listed.
- Fee and layoutsThe fee confirmed in writing, then layouts and a buying list, slow orders first.
- OrdersYou place them or our Procurement Concierge does; we keep a running list of what has arrived.
- Finishing dayYour stylist arranges the furniture, hangs the art, sets the lamps and makes the beds.
A shipment, a school start and a landlord’s inventory can crowd the first month in a new home. We carry the details, and you can ask what’s next at any time.
What styling costs at Kiara 9 Residency
Styling a Kiara 9 Residency home is estimated at RM7,780–11,210 for any 3+1 plan: RM1,715 for each room and RM2,635 for the living and dining, in writing before we begin.
At the lower figure we style the three bedrooms and the living and dining. The upper figure brings two more rooms in, perhaps the +1 room as a study and a dressing room, or the landing of a duplex. Every room carries the same fee, and none are free.
| Home | Included at the lower figure | Lower figure | Higher figure |
|---|---|---|---|
| Three bedrooms plus one 1,661–2,691 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
Three bedrooms at RM1,715 plus RM2,635 for the living and dining give RM7,780; two more rooms at RM1,715 take it to RM11,210. As every condominium plan here is a 3+1, the figures hold across all of them. The level 39A penthouse is quoted room by room.
October 2026 estimates. Furniture is bought separately, from a shortlist pitched to your budget.
What the styling fee pays for
An opening conversation, at home or by video, around your plan and photos. A visit to measure and see what you have, so your own things are used first. A layout for every room and a list of what to buy, lighting, textiles and accessories included. Then, once the deliveries are complete, a day when your stylist places, hangs and arranges it all.
Ordering and deliveries can be handed to our Procurement Concierge if you would rather not manage them.
Want more than styling at Kiara 9 Residency?
Furniture alone suits many Kiara 9 Residency homes.
Others have a sofa worth keeping and a kitchen that has been there since 2011.
Wardrobes that stop short of the ceiling. A +1 room nobody has found a use for. That is the work of interior design.
We help you separate what to keep from what to change, and what deserves doing well, in one room or across the home.
Styling settles you into the home as it is; design reshapes the parts that don’t work.
Interior design at Kiara 9 Residency, when home needs a little more
Kiara 9 Residency’s homes share a sensible 3+1 plan in several sizes.
Fifteen years after completion, many kitchens, bathrooms and wardrobes are ready to be rethought.
If you have furnished the home and want the rooms themselves to change, we help you plan the order of things.
Perhaps a kitchen that copes with a family’s breakfasts, wardrobes that run the full height of the wall, or a bathroom that has stopped showing its age. Doing it all at once isn’t necessary; one room at a time, starting with the one that bothers you most, works well.
What a Kiara 9 Residency renovation usually covers

Renovation rules at Kiara 9 Residency
Kiara 9’s renovation rules and management details aren’t available online, so before quoting we ask management directly for the deposit, the permitted hours and the forms. With a tower and garden villas sharing one site, deliveries and noisy work are worth agreeing early.
We would be new to Kiara 9; on the first call we show you homes we have designed in other parts of Kuala Lumpur.
Clearances for works at Kiara 9 Residency
If you rent, the landlord’s written permission comes before anything else. Management then approves the works in writing on its own terms, and certain jobs need a city council permit, which the contractor arranges.
Shifting plumbing, removing walls or altering structure normally needs all of these, so we raise it in our first meeting. Furniture and styling need none.
What interior design costs at Kiara 9 Residency
Our design fee at Kiara 9 Residency is an estimated RM19,745–26,875 for any of the 3+1 plans, agreed in writing before we begin.
It buys the design itself; works and furniture are separate budgets.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
A Kiara 9 brief usually takes in the three bedrooms and the kitchen at RM3,565 each, with the living and dining at RM5,485: RM19,745. Add a bathroom and the +1 room as a study and it becomes RM26,875. Because every plan has the same rooms, the fee barely moves between sizes; it is the works budget that grows with the floor area.
Choose design and our Procurement Concierge is included; any room that only needs styling is charged at half the styling fee.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
Notes on the fee
We have assumed a kitchen with a door, counted as a room. An open kitchen joins the living and dining instead, and the estimate falls by RM3,565; we will know after the visit. You pay in stages under the written agreement, and upgrading a worktop changes the builder’s figure, not ours.
For the 1,661 sq ft plan, our fee with works and furniture at Curated (Commune, Cellini, Poet Living) comes to roughly RM214k–356k.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| Three bedrooms plus one 1,661 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
| Three plus one, larger 2,201–2,691 sq ft | RM19,745–26,875 | RM196k–359k | RM386k–802k |
At Curated the furniture is from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C. Our fee is not in either column.
Estimates as at October 2026.
Where the works ranges come from
A 2011 home is priced with new floors throughout. The lower figure doesn’t redo any bathroom; pick the ones you would in the calculator.
Included: wardrobes, kitchen cabinets, air-conditioners for the bedrooms, a washer-dryer, hob and hood, minus anything you keep. Vanities are priced separately.
