01Making it feel like home

Making The Maple in Sentul West feel like home: floor plans and styling

Styling a home at The Maple in Sentul West starts with what your rooms have, or don’t have, then adds the furniture, lighting, rugs and art that make them yours, with no works.

All three layouts are below.

The Maple was handed over bare. StarProperty’s review noted the homes came without built-in cabinets or air-conditioners, so each one has been finished by whoever owned it first, and no two are quite alike. That makes the first visit matter: before anything is chosen, we see what your home has gained over the years and what it is still missing.

YTL built the two towers with six homes to a floor; MyRumahBaru notes that every home is a corner unit. Each has three bedrooms and a utility room.

  • 1,535 sq ftType C: three bedrooms plus a utility room, three bathrooms, balcony
  • 1,569 sq ftType B: three bedrooms plus a utility room, three bathrooms
  • 1,707 sq ftType A: three bedrooms plus a utility room, three bathrooms, balcony

Sizes from StarProperty’s and MyRumahBaru’s lists of the developer’s types. Your own plan may differ, so we measure.

Corner homes, the utility room and the panic buttons

A corner home usually has windows on two sides, which is good for light and harder for furniture: fewer solid walls for the sofa, the bookshelf and the bed. We plan around the walls you do have, and keep tall pieces away from the glass.

The utility room is the one to decide first. On the visit we look at its size and window before suggesting a study, a guest room for short stays, or the store every household eventually needs.

StarProperty lists panic buttons in the living room and main bedroom of every type. We note where yours are on the visit, so no sofa or headboard ends up in front of one.

02Styling a home

Styling a rented home at The Maple, Sentul West

At The Maple, a tenant is free to bring in and arrange anything loose: beds, sofas, rugs, lamps, curtains and art.

Joinery, wall fixings and any hacking need the owner’s consent on paper and management’s approval.

A first owner’s furniture

Since each Maple home was fitted out by whoever bought it first, a furnished one could hold anything from good timber to tired flat-pack. We go through it piece by piece with you and keep the good pieces before adding anything.

A home that came almost empty

Empty rooms are the simplest to style and the easiest to overbuy for. We begin with what gets used daily, bed, sofa, table, and build up from there in the order your life needs it.

The tenancy’s limits

Furnishing and alterations clauses decide it. Loose pieces never need asking about. Screws in walls generally do. Wardrobes, wiring, pipes and hacking need the owner in writing and management after.

So in a rented Maple home we favour freestanding wardrobes and shelving, floor lamps, and pictures propped on a console.

Ready for the first night

Tell us your moving day early. The slowest orders go in first and the main bedroom is styled before the rest of the flat.

Everything you add can leave with you

In a home that came bare, nearly all you buy is yours to take. Choosing freestanding storage over built-ins keeps it that way.

03How does styling work?

Styling at The Maple, Sentul West, from first call to install day

The same stylist sees a Maple home through, from the first call until the last picture is up.

We plan; you sign off each purchase; styling follows delivery.

Styling runs one to two weeks; furniture deliveries usually four to twelve, so long-lead orders go first.

The Maple is a gated development, so we ask management how deliveries are cleared at the gate and booked into the lifts before the larger pieces are ordered.

  1. First, your story Free
Who’s living here, what the flat came with, what is being shipped, and when you want to be settled.
  2. Then the tape measure RM200, off the fee if you carry on
Each room measured, the utility room and balcony checked, the panic buttons located, and any furniture sorted keep, move or return.
  3. The fee, then the plans
Fee in writing first, then a placement plan and shopping list per room.
  4. The buying
Order it yourself or through our Procurement Concierge; we track each delivery.
  5. The finish
After the last delivery, your stylist sets out every room: placed, hung, lit and made up.

Starting from bare rooms means many small decisions. We keep the list so you don’t have to, and you can ask what’s next whenever you like.

05Want more than styling?

Want more than styling at The Maple, Sentul West?

Sometimes the furniture is all a home at The Maple needs.

Other times the sofa is fine, but the kitchen a first owner put in twenty years ago has had its time.

The wardrobes were someone else’s idea. The bathrooms feel like another decade. That’s where interior design comes in.

We help you sort the worthwhile changes from the cosmetic ones, one room or the whole flat.

Styling settles you into the home as it is. Design changes the home.

06What does interior design cover?

Interior design at The Maple in Sentul West, for the long run

The Maple’s homes are corner homes set in a park, and each was fitted out by its first owner.

Twenty years on, those kitchens, bathrooms and wardrobes may be ready for a rethink.

Design takes over where furniture stops, and the work can be phased room by room.

Perhaps a kitchen that works harder, wardrobes that use the full height of the room, or the utility room made into a proper study.

What a renovation at The Maple usually covers

  • KeepPlan, lightCorner homes with windows on two sides, which no renovation can add
  • AdaptWardrobesA first owner’s joinery can often be refaced rather than replaced
  • RenewKitchen, bathsThe rooms most often redone after twenty years
  • CheckCoolingAir-conditioners added by owners over the years, and where their pipes run

Renovation rules at The Maple

The Maple’s renovation guidelines aren’t published online. We request the current set from management, deposit, permitted hours and forms included, before any contractor prices the job. There’s no Maple project of ours to show yet, so the first call draws on homes we’ve designed across Kuala Lumpur.

Before any works at The Maple

Three approvals may be needed. For tenants, the owner’s, in writing, before anything. For all homes, management’s, under The Maple’s rules. For certain jobs, the local authority’s, via a permit your contractor secures.

New plumbing routes, removed walls and structural changes usually need every one, so we raise them first. Loose-furniture styling needs none.

A twenty-year-old home with new flooring. The lower figure leaves bathrooms alone; add any in the calculator.

Allowances cover wardrobes, kitchen cabinetry, bedroom air-conditioners, a washer-dryer, hob and hood, which matters here because many homes were handed over without them. Keep yours and the figure falls. Vanities are extra.
