Elmina Green’s link homes have a bedroom with its own bathroom on the ground floor, a few steps from a 12 ft back garden.
We start with who that room is for and what you’d like the garden to become.
We’re Sundays in Bed, a Kuala Lumpur studio that designs and looks after homes. Elmina Green and Elmina Valley would be new ground for us, and we’d be glad to learn the streets alongside you. Our per-room fee reaches you on paper before we start.
Elmina Green and Elmina Valley are two of Sime Darby Property’s earlier precincts in the City of Elmina, Shah Alam: freehold two-storey houses, mostly link homes, with semi-Ds at The Eighth. Elmina Valley’s five phases launched from 2016 to 2019 and are lived in now. The newer Green phases:

Elmina Green homes run from 2,000 to 3,239 sq ft built-up, and Elmina Green homes all have four bedrooms or more.

If you’re collecting keys to a Green Six or Seven house, the floors will be ready for you: laminated timber upstairs, porcelain below. The kitchen is listed with only a sink and a tap, and wall tiles that stop at 1,500 mm, so we’ll help you spend first on that and on wardrobes.
Before we think about furniture, who’s coming home to this house?
We’d like to know who’ll have the downstairs bedroom, how you’d like to use the garden and how you cook.
Most of the house follows from those three.
If a parent will have the room downstairs
In Green Six and Seven, bedroom four has a pocket sliding door and a bathroom a wheelchair can turn in. We’ll plan low switches and a lit route to the basin. If it’s an office instead, it gets data points and quiet.
If you love the garden
Green Six, Seven and The Nine each have about 12 ft of garden behind them (The Eighth, about 10 ft), and Sime Darby’s own brochure suggests building out for a longer kitchen or another bedroom suite, subject to approval. We’ll settle early whether it stays green.
If your kitchen is where the whole family ends up
The ground floor runs kitchen, dining and living together, and the handover lists only a sink and a tap. If there’s a lot of frying, we’d look at a wet kitchen at the back or a glass screen before choosing cabinet doors.
If you like to sleep soundly in a cool room
Green Six and Seven come with five or six air-conditioning points already piped, and four water-heater points. We place beds, desks and wardrobes around those points before any joinery is drawn, so no pipes need moving afterwards.
If you’d rather not start again
In a new house, the laminated timber on the stair and upstairs bedroom floors and the bathrooms tiled to the ceiling arrive brand new, and we’ll keep them. If you’ve bought a lived-in Valley house, we’ll keep whatever the family before you did well.
What will your Elmina Green house cost to design with us?
For a new four-bedroom link home at Elmina Green, the Sundays in Bed design fee is estimated at RM19,745–26,875; for a semi-D at The Eighth, RM30,440–37,570.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
You’ll see the total on paper ahead of the first drawing, then pay it in stages. Our fee doesn’t follow the contractors’ prices, so a quartz worktop instead of laminate leaves it where it was.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a four-bedroom link home here comes to about RM177k–339k in all.
Start with the kitchen, the wardrobes and the downstairs suite. In a new Elmina Green house, that’s where the budget usually goes first; in a Valley resale, a couple of tired bathrooms may join them. Pick your house, then the rooms you’d like drawn. All figures are estimates until contractors quote.

The lower figure is a typical layout: the open living, dining and kitchen, plus each bedroom. The higher one leaves room for two more, such as a wet kitchen out back and one more bathroom. The Eighth’s lower figure already counts its wet and dry kitchens as two rooms; the Valley resale’s counts two bathrooms.

How these figures are worked out
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
We’ve assumed not every bathroom needs designing. Count only the ones you’d change. The new homes keep their handover bathrooms; the Valley resale counts two. The Eighth’s small fifth room is counted as one we design.
Priced in: kitchen cabinets, a hob and hood, wardrobes, air-conditioners and a washer-dryer. Green Six and Seven hand over piped cooling points and instant water heaters, so if those stay as they are, expect a lower figure.
Furnishing to let?
A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

If you want to build into the garden, who will walk you through the approvals?
We guide you through five steps and settle the council route early, because work inside the house and an extension into the garden take different paths with the Shah Alam city council (MBSA).
We plan the design and run the site. The builders are contractors of your choosing, picked once we’ve gathered their quotes and gone over them with you.

- The site visit RM200, waived if you go ahead with usWe measure both floors, walk the back garden, trace where the air-conditioning points and piping run, and note any earlier extension in a resale.
- The scope, then the designRooms, fee and budget go in writing first. Then layouts, lighting, the kitchen and wardrobes, with the downstairs suite given its job before the electrical plan is drawn.
- Drawings and quotesContractors price from our drawings and later build to them. If the garden is being built over, MBSA approves that first. We compare every quote with you; the builder is your choice.
- On site, then moving inWe sequence the trades, check each stage against the drawings, keep the neighbours on your shared walls informed, then style the finished rooms before you move in.

Keys from Green Seven or The Eighth?
Both were completed in 2025, so owners there are likely still inside the 24-month defect liability period from vacant possession. Report defects to Sime Darby Property in writing before any contractor starts.
Building onto the house is an MBSA matter. An intermediate link home can usually use Pelan Setara: from RM300 per alteration plus materials and waste permits, about five working days, and your neighbours’ consent.
Corner lots and semi-Ds need plans certified by an architect or a registered draughtsperson. Whether purely interior work needs a permit, your licensed contractor confirms with MBSA first.
What will make the house behind your front door feel like home?
We start inside, with the people who live there.
The facades on your street look alike, so we shape the rooms behind yours around your household.
Maybe a grandparent will take the downstairs suite, a child does homework at the dining table, and relatives fill the ground floor at Raya or Chinese New Year. We start with those people, and plan the rooms so your weekdays run as kindly as your festivals.
We design for the house you actually have. The suite, the garden and the piped points stay where Sime Darby put them, unless moving one is clearly worth the cost.
The fee reaches you on paper before the first drawing, and it holds whatever the contractors charge.

What a house like yours has cost to renovate in TTDI
We haven’t designed a home in Elmina yet, and we have no Shah Alam cost index. The nearest guide is three published renovation records for terraces in Taman Tun Dr Ismail.
Those houses ran from 2,350 to 4,840 sq ft and came to RM300,000–316,000 each, or RM62–128 per sq ft. The median for landed homes across TTDI and Bandar Utama is RM92.

Your Elmina Green or Valley house, before work begins
Who is the downstairs bedroom with its own bathroom best suited to?
Anyone who shouldn’t climb stairs daily: a parent, a guest after surgery, or you, later on. Sime Darby built it with a pocket door and a wheelchair-friendly bathroom. It works as a home office too; we decide which before wiring it.
Can I build a wet kitchen into the 12 ft back garden?
Often, with approval; Sime Darby’s Green Six brochure itself suggests extending the kitchen. An intermediate link home can use MBSA’s Pelan Setara route, about five working days with your neighbours’ consent; corner lots need certified plans. We keep the house’s daylight in mind.
What should I plan for in The Eighth’s two kitchens and double-volume dining?
The dry kitchen faces guests, so it gets the cabinetry and lighting; the wet kitchen gets hard-wearing surfaces and strong extraction. Where dining is double-volume, curtains, pendants and sound are drawn at full height. Our fee counts two kitchens as two rooms.
I’ve bought a lived-in Elmina Valley house. Where do we start?
With what the previous owners changed. Valley homes were launched from 2016, so some have extensions, newer kitchens or tired bathrooms. On the site visit we list what’s worth keeping, and ask whether any extension was approved, since that shapes what you can build next.
When should I start designing if my keys at The Nine are due?
Once you have a handover date. We can draw from your sale plan, so drawings and quotes are ready when the keys arrive. Then we measure, adjust, and make sure defects are reported before any contractor begins.
How much does it cost to renovate and furnish an Elmina Green link home?
Renovating and furnishing a new 2,363 sq ft link home is estimated at RM158k–313k at Curated (Commune, Cellini, Poet Living), or RM329k–741k at Bespoke (Space Furniture, BoConcept, Molteni&C). Our fee, estimated at RM19,745–26,875, is extra; contractors’ quotes settle the rest.
