What a new condo handover actually involves

A new condo rarely comes ready to live in. Malaysian condo layouts are typically built for efficient use of a smaller footprint, which means rooms that have to multi-task — a study nook off the living room, a wardrobe wall standing in for a walk-in closet, a kitchen sized for the unit rather than for the family moving into it. Built-in fittings vary by developer, too: some units arrive with kitchen cabinetry and wardrobes already installed, others with only the plumbing and electrical points roughed in. Either way, the real shape of the design problem only becomes obvious once you're standing in the empty unit.

There's also a sequence worth respecting. Most developers give buyers a window after handover to flag defects before the unit is treated as fully settled — it's worth having that inspection completed, and any issues resolved, before fixed installations or built-in carpentry go in over the top of them.

And a condo comes with a management corporation or joint management body overseeing house rules that a landed house simply doesn't have — delivery hours, lift bookings, and renovation timing among them. None of it is complicated, but it's worth checking early, since it shapes how a project gets scheduled rather than whether it can happen at all.

Why timing matters more than it seems

We recommend engaging an interior designer five to six months before you plan to move in, or as soon as you collect your keys — whichever comes first. A first new-condo project tends to run on a longer lead time than expected: sourcing furniture, coordinating any built-in carpentry, and booking delivery and installation around the building's own schedule all take real weeks, not days.

Starting early doesn't mean sitting in an unfinished home in the meantime. It means the design, the shopping list, and the installation plan are already settled by the time you're free to move your life in — so the home you've been picturing since booking the unit is the one waiting for you.
