Most new condos across Kuala Lumpur and Selangor are handed over as a bare shell — standard fittings, a compact floor plan, and very little else. Sundays in Bed designs and furnishes new condo units end to end, so the unit you just unlocked becomes the home your family actually pictured.
A new condo rarely comes ready to live in. Malaysian condo layouts are typically built for efficient use of a smaller footprint, which means rooms that have to multi-task — a study nook off the living room, a wardrobe wall standing in for a walk-in closet, a kitchen sized for the unit rather than for the family moving into it. Built-in fittings vary by developer, too: some units arrive with kitchen cabinetry and wardrobes already installed, others with only the plumbing and electrical points roughed in. Either way, the real shape of the design problem only becomes obvious once you're standing in the empty unit.
There's also a sequence worth respecting. Most developers give buyers a window after handover to flag defects before the unit is treated as fully settled — it's worth having that inspection completed, and any issues resolved, before fixed installations or built-in carpentry go in over the top of them.
